Respected Advisors, I have been involved in a few criminal cases since 2017, but all of them were cleared by this year. I have obtained release letters for all the cases from the public prosecution office through an online portal. Recently, I also received my residence visa. After the visa process was completed, I applied for a PCC online. However, the request was rejected. I contacted the 901 office, and they advised me to visit the CID. I arranged for a power of attorney to be granted along with all the necessary documents to update the system. Twice I was told to come in person, but I am hesitant to do so because of my previous negative experience. Could someone please advise me whether I must go in person or if the person holding the power of attorney can handle the process? Thank you!

My father died recently. We are Muslim residents in Dubai. I have siblings including a minor who is 16 years old. My father has land and vehicles under his name. If I am applying for inheritance, does the minor need to have a share in ALL the properties and vehicles or can she be given a particular property/vehicle? I received a termination letter from my company on January 31st, 2025, with a one-month notice period, stating my last working day as February 28th, 2025. The reason given for the termination is "considering the current business scenario, the company has considered measures to reorganize the business." Could this be considered arbitrary dismissal? Hello, I took out a loan in the amount of 4,000,000 DHS, and I repaid the principal amount but I refused to pay the interest which was 800,000 DHS, I still own a property in Dubai and the value is around 3,000,000 DHS. The bank wants to take the whole property as collateral for my debt. Can the bank do this? Or do they have to sell the property, take what I owe them, and pay me the rest? Or will they be taking the whole property? Are they allowed to do such a thing?

Hi, I purchased an off-plan property in Dubai that had an estimated completion date of August 31, 2020. I received an email that due to a delay, my completion date has been pushed forward to April 30, 2022. The email they sent for the delay did not say what was the reason for the delay. Since the developer has violated the SPA by delaying the project past 12 months of the completion date, can I request that the contract be cancelled and get what I have paid back? I bought a studio. According to the SPA, the unit must have been handed in December 2019. As I understand, developers in the UAE have 1 year grace period so, technically speaking, the project must be completed in December 2020. However, according to the project tracking website, the likely completion date is Q1 2021. When I enquired about this, they are reluctant to comment on it. I’ve lived in my building for over 4 years, with the most recent rent being AED 50,000. Each year, the management collects cheques and extra AED 2,400–2,500 cash (no receipt) for management and Ejari fees. My contract was due for renewal on 15 Feb 2025, but management delayed, demanding a 10% rent increase even though no formal 90-day notice and the RERA index did not allow it. After a month of excuses, the manager called on 12 March, insisted increase to 55K, and threatened eviction if I refused. When I referenced RDC, he hung up. The next day, he again made unprofessional remarks, so I decided to go with RDC. I submitted my offer and deposit on 13th March, but the management didn’t respond. The case went to the judge on 14 April he ruled in my favor. On 30 April, I applied for the execution of the ruling, and RDC says I can renew Ejari only on 8th May at DLD with cheques given to them. However, on 1st May 2025, I received a notarized eviction notice for non-payment of rent and communication. My question is, what will happen at DLD now?
