Renting out a villa in Dubai to clients for short-term stays

Hi,

As a landlord, can I rent out my villa in Dubai directly to clients for short-term stays via Booking.com, Airbnb, or directly?

Will I need a DTCM certificate or is it not necessary?

Can I receive an upfront payment for long stays or are there rules regarding payment plans?

Dear Questioner,

Yes, you would need to register as a homeowner and individual operator before you can rent it out as a holiday home.

Hotel and hotel apartments are not allowed for holiday homes.

Short-term rentals are regulated by the Department of Economy and Tourism (DET)

Usually, partial payment is made on advanced booking and the remainder closer to the booking date.
