Hi, I need some guidance regarding a property transaction that is not progressing as expected. My broker initiated a manual Memorandum of Understanding (MOU) between me (the Buyer) and the Seller, with an expiry date of 01/02/2025. Within this period, I successfully arranged the bank mortgage, property evaluation, and NOC. However, the broker started giving excuses, such as the seller being hospitalized. Later, the broker attempted to arrange a Power of Attorney (POA). However, after that, they started ignoring my messages and calls. It now seems like they no longer intend to proceed with me, and the MOU has already expired. Meanwhile, my bank EMI has already started, and I have paid two monthly installments. The broker is still unresponsive. I have raised multiple complaints through DLD RVS against the broker, but the response has been very slow and unsatisfactory. I’m feeling stuck and financially burdened. Please advise

If a landlord has granted a power of attorney to another individual to handle their property and litigation, can the PoA holder be held liable for an execution order, especially where a property has been sold and the owner owes money to a previous tenant for a RERA case? The proceeds of sale have been transferred into accounts held in the name of the PoA holder.

I have reported the matter to the police and won the case, leading to the confiscation of his phone and imposition of a fine. However, I believe I deserve compensation for the mistreatment. Can I pursue damages, and if so, what amount can I claim for my loss and damage?

My company terminated my employment because it was making the position I held redundant. I was advised that in no way was this performance-related but purely a restructuring exercise.  However, within 1 month of leaving the company, they have externally recruited another person to fill my exact position, with the same job title, that they made redundant. Good day! I have rental disputes and got a settlement plan 8 months ago. But I did not pay the settlement because at the moment of applying for the settlement plan, I had a job offer and lost it because of the travel ban and the visa could not be processed. I have another personal police case where I already paid an amount of 18,000 and the claim was 40,000 dirhams. Now that I did not continue paying, the plaintiff put the case again. I bought a new vehicle from the dealership [-----] and after 5 min of using the car, an alert popped up. Less than 24h later I informed the dealers of the issue. After struggling with them about it, I finally brought the car to service at their company and they have confirmed the part needs to be fully changed. I’m telling them I cannot accept a faulty car and demand either a refund or another vehicle. So far they’ve been less than cooperative.

Respected Advisors, I have been involved in a few criminal cases since 2017, but all of them were cleared by this year. I have obtained release letters for all the cases from the public prosecution office through an online portal. Recently, I also received my residence visa. After the visa process was completed, I applied for a PCC online. However, the request was rejected. I contacted the 901 office, and they advised me to visit the CID. I arranged for a power of attorney to be granted along with all the necessary documents to update the system. Twice I was told to come in person, but I am hesitant to do so because of my previous negative experience. Could someone please advise me whether I must go in person or if the person holding the power of attorney can handle the process? Thank you!

Hello. We have 2 tourism LLC companies registered in Dubai, UAE. Nr. 1 is registered as the main office on the trade license and Nr. 2 is registered as a branch office on the trade license. We want to close the main office and shift the main office to Nr. 2 which is currently the branch office. We have been told that it's not possible since the trade licenses can't supersede each other. Does any lawyer know a way to shift these offices without facing any financial and legal trouble?

السلام عليكم، أسكن في شقة بالإيجار في بيت شعبي بمدينة العين بعقد إيجار غير قابل للتوثيق عن طريق مستثمر للبيت الشعبي. المستثمر طلب إخلاء الشقة بدون إنذار أو إشعار كاف بحجة رغبته في تسليم العقار للمالك. طلبت مهلة كافية تمكنني من البحث عن سكن بديل ومناسب، نظرًا لوجود طلاب في مدارس، فلم أعثر على الشقة المناسبة حتى الآن. فوجئت بالمالك يرفع دعوى مستعجلة لا يعترف فيها بعقد الاستثمار ولا بعقد الإيجار بيني وبين المستثمر ويعتبر وجودي تعديًا طالبًا من المحكمة أمرًا بالإخلاء الفوري. سؤالي للأستاذ المحامي: كيف أرد على هذه الدعوى؟ وشكرًا!
