Q: I am a property owner in Dubai. A tenant has been living in my property from 2016 until Sept 2020.
This year, due to the concessions by Dubai government, the tenant started excuses saying he won't pay his rental commitment & has bounced two of his rental cheques.
During the eviction process, I came to know that there is also a Trakhees violation by the tenant in 2017 due to overcrowding for which I have taken a guarantee cheque & deposited in the bank which has bounced, as usual.
The tenant claims there is no way he can be apprehended, thanks to the UAE/Dubai govt leniency towards the cheque bounce defaulters, & neither will he pay the amount.
Please advise as I wish to file a case against him & also I am not a resident in the UAE.

How to evict a tenant and recover the cost of overstay?

Q: Hi,
Our tenant has been violating the terms of the contract right from the beginning by:
a) Not transferring one utility connection under his name causing us to continue incurring charges,
b) Keeping a pet which is against community rules. We have repeatedly received complaints from neighbors and building management regarding the disturbance caused by his pet.
We have issued the tenant numerous warnings but all in vain. At the end of one year contract, we negotiated and the tenant agreed to vacate after 3 months (signed 3 months contract).
Now after the end of 3 months tenure, he is not vacating and we are not willing to renew the contract considering the distress he has caused us and the neighbors by going against the terms of the contract.
What is the legal recourse to evict him? We understand that the first step is to send 30 days' legal notice but what beyond that?
Also, how to recover the cost of over-stay as the deposit would not be sufficient to even cover the utility expenses?
We are not based in Dubai.

Q: I have a property to rent in Dubai and found someone to rent it. He paid the deposit and both parties signed contracts.
The move-in date was the 12 September and he stated that he would pay the three cheques on the 12 September by 2.00 pm. No payment arrived on 12 September so we are planning to pull out.
He did send a picture of 2 cheques and offered to make a payment late last night online for the first payment. No Ejari was registered as yet
Can I pull out as the cheques were not delivered as agreed even though he offered late last night to pay the first installment online?
The last online payment he made took 3 days to arrive in the account.
I want to legally pull out. How do I do this and can I do it without any penalty?
Does he lose his deposit and can he make a claim against me?
If so, what does his legal action look like, i.e. what can he do?

I have defaulted on my rent cheques twice in Dubai. How can I negotiate a settlement with my landlord?

Q: I have defaulted on my rent cheques twice with my landlord in Dubai, each for AED 16,250 (totaling AED 32,500).
I have already paid AED 6,000, leaving an outstanding balance of AED 26,500.
However, including penalties and fines, the total amount now stands at approximately AED 43,000.
I have a hearing scheduled with the Land Department on the 13th of May.
My questions are:
How can I negotiate with my landlord?
Is there a possibility of a travel ban at this stage?

I'm a nanny, and at the same time, I work as a housemaid (khadama) here in the house. I work, but as I know, the nannies and housemaids have different rights, and my employer doesn't give me rest.
My work starts at 7:30 am and then finishes at 10 pm or less. It depends on whether the baby is asleep or what time they will take on me if not yet asleep. Is this right?
Also, at the time of eating, I'm still working because the baby is with me, so I just let her sit in her chair. That's how I eat.
Please answer me. I want to know my rights.
Because if I can leave during the 6-month probation, I want to take it if the employer is this kind. I don't know.
They are also expats, but they don't follow the rules of the UAE regarding a housemaid.

The HR has instructed the finance team not to do so because I had contacted one of their clients.
In my DMCC contract, there is no Non-Compete clause, but the offer letter has one, and now they are not releasing the end-of-service.
Is this legal? What are my rights?

My trade license and visa will expire next month, along with my Emirates ID.
Is it possible for me to renew my license and visa along with EID prior to settling the execution cases?
The trade license and visa were issued by the free zone authority.

Dear Legal Advice Middle East,
I hope you are well.
I am seeking legal advice regarding an unpaid salary issue with my former employer, [-----]2 LLC. I was employed with them from December 4, 2024, to January 7, 2025, on a monthly salary of 5,000 AED.
However, I only received a partial payment of 2,473 AED on February 24, 2025. The remaining 2,527 AED is still unpaid.
I submitted a complaint to MOHRE on March 2, 2025, but I am unable to proceed further through their official channels.
This is because I was working under the visa of my previous employer, [---] LLC, and not under [----]’s sponsorship.
As a result, I do not meet the criteria to file a labor complaint via the MOHRE app or hotline.
Given this situation, I would appreciate your guidance on how I can legally pursue the recovery of my remaining salary, considering the complications related to my visa status during the employment.

My rent cheque was bounced, and my landlord filed a case against me in Sharjah Court. I received a fine of 2,000 AED, which was later reduced to 1,000 AED upon appeal.
Does this case count as a criminal conviction under UAE law, or was it handled as a civil matter?
If I apply for a U.S. visa, will I need to submit court records under the requirement for applicants with past convictions?

I bought a property and the seller sent the tenant an eviction notice but he refuses to leave. What to do? 0
I bought an investment property last year on the condition that the landlord serve the 12-month notice specifically for the purpose of selling the unit and gave the tenant the notice.
The landlord sent a court notice of 12 months for selling the property which was sold to me.
Plus at the time of renewing the lease with the new landlord (myself) during these 12 months. It was mentioned in the contract that the landlord will not renew.
It was also mentioned that the validity of the contract is until the date of court notice.
The landlord sold the property as per the notice.
The tenant got their 12 months. Now the tenant is refusing.

Hello,
We would like to ask for legal advice. Our company is currently renting a warehouse, and our contract ends in June. We have just received an email from the landlord stating that they do not wish to renew our contract once it expires.
Please note that we were informed through a regular email, not via an Emirates Post registered email or Dubai Courts. They mentioned that they will use the warehouse for their own purposes.
May I know if this is allowed, considering we were given only three months' notice?
As I understand, a one-year notice is required for eviction. Does our case fall under eviction?
