Now, my landlord is pressuring me to move out at the end of my contract on 30 April 2025. I am aware that the eviction notice must be served 12 months before the eviction date. In this case, the vacating date must be 14 August 2025. For context: last year, three months before my tenancy renewal, my landlord sent me an email informing me that I had to move out on 30 April 2024. I objected, as there was no official 12-month eviction notice served through a notary public or registered mail. Based on this, I renewed my contract at RDC for another year on the same terms. Today, the landlord is telling me that because he informed me of his intention through email more than a year ago, he can now evict me at the end of this contract, on 30 April 2025, and not wait until the legal notice period ends on 14 August 2025. What are my rights?

Hi, I wanted to purchase a 2-bedroom apartment in JVC Dubai. I gave a 10% security deposit cheque to the seller. The price mentioned in the MoU is very high compared to other similar apartments in the same building. The bank’s valuation also came in very low. Since the valuation is much lower, how can I terminate the MoU and get my cheque back? The MoU ends on 1st October 2024. One of the articles in the MoU states: In the event that the Buyer fails to make the payments as agreed or fails to complete the transfer on the agreed date due to his own acts or omissions, the Seller has the right to terminate this agreement and retain the deposit, provided that the termination is due to a violation of the agreed terms, unless both parties agree amicably to different dates. However, there is no registered Ejari to establish a tenant-landlord relationship in the Dubai Government record. I'm an employer and an employee claimed 50% overtime. The actual overtime working hours were 20% for which extra was added to his salary with the right calculation. A MOHRE case was logged but it's now in court. Our first hearing is next week (online court sessions). My landlord was asking for an unjustified rent increase of 9K, while the RERA calculator showed 3K. He was threatening to go through the Rent Valuation process, however, he only gave me a notice period of 83 days. According to Dubai Decree No 43 of 2013 and Law No 33 of 2008, landlords are required to provide a 90-day notice period before making any changes to the rental contract, including increasing the rent amount. Failure to comply with this notice period entitles the tenant to refuse the rent increase. As the current contract is coming to an end by the end of next week, I have made several attempts to reach out to my landlord and his real estate agent to reiterate my interest in extending the contract and collecting the rental cheques at the old prices. Also, I kindly requested that they provide me with the contract as soon as possible. Hello, "Late renewal charges" for my freezone license are adding up. Last year, the free zone refused to waive the late renewal charges, but then agreed to do it. Still, it had to be approved by the free zone director and then by the Dafza general director, which took about a month. It was a month during which I had an office this time. Still, no license to operate, and for 2025, the accountant is late because he promised to deliver the audit report in early January, and then was away on pilgrimage. I found out this week, I also have a medical certificate because I am not in condition to work and can renew it by any doctor in the UAE right now, so I have to pay a 6-month fine, which is a total of AED 6000. The free zone this time does not want to waive off anything and blames me for the situation. Is there a way that I can pay and dispute the late renewal fines later? Or paying means I accept and can't dispute? It is clear that I was wronged initially, even for the lease, which they partially admitted to last year.
