س: أواجه مشكلة مع المالك تتعلق بوديعة التأمين الخاصة بي. لقد كنت أستأجر شقة في إمارة دبي وباع المالك الشقة لمالك جديد. مكثت في الشقة وأبرمت عقدًا جديدًا مع المالك الجديد. قبل أن يشتري المالك الجديد الشقة، انفجرت ماسورة في المبنى. لم أتسبب في ذلك، ولكن بسبب المبنى مما تسبب في تلف أرضية الشقة. عندما جاء المالك الجديد لشراء الشقة، كانت جميع الأضرار موجودة بالفعل ورآها. لقد اشترى الشقة ببساطة وأبرمت عقدًا جديدًا معه. غادرت الشقة في الأول من شهر أغسطس وسلمت المفاتيح إلى الأمن. لم يكن موجودًا. بعد مرور أسبوعين (15 أغسطس)، تواصل معي وطلب مني إصلاح الأضرار في الشقة. هل يمكنك تقديم المساعدة لي لفهم موقفي في هذه الحالة؟ شكرًا لك.

Responsibility for defects discovered after handover of the premises

Q: Dear Sir or Madam, Good Afternoon. Two months ago, we have moved from an apartment, settled all the bills, and collected our security deposit back from the agency. However, the agency is sending us an email saying that the cooker is not working at all at the moment, and that was caused by us. During our stay, we did have an issue with the cooker, smoked started coming out, and at that time we informed the building management as they had to shutdown the power. The oven was fixed afterwards by the building management and was working properly. We didn't pay for anything. Please advise, can agency press charges against us, or do we need to pay for the new cooker, as that is what they are asking from us now? Appreciate your assistance with the matter, Thank you!

Last Friday, I was booking tickets for the Miracle Garden on some Dubai tickets website, and on the OTP page, it showed 225 to be paid on my phone. The otp was added automatically, and I couldn't read the message properly. It turns out 4,225 got deducted from my account. What's next if a tenant won't pay or vacate despite winning the case in RDC court?

Dear Sir/Madam, The tenant didn't pay rent for over 7 months. I filed a case, and finally won; the RDC court verdict is to evict the tenant and for them to pay all rent and legal fees. I contacted the tenant, who refused to move out or pay. What's the next step? Do I file for execution via RDC, or will it be automatic? How much does it cost, and how long does it take? The tenant is arrogant and said he will not pay until I proceed with execution from RDC, and then he will ask for a one-year payment plan! The whole procedure is very unfriendly to the landlord, with the tenant risking nothing while the landlord incurs lawyer fees, interest losses, and significant time and effort.
