After evicting a tenant for renovation, can the landlord rent the property to another tenant?

If the tenant is evicted due to renovation, once the renovation is done, can the landlord rent the property to a new tenant, or does the landlord have to wait for 2 years?

The landlord must wait 1 year from the date of the tenant vacating the property to re-rent it if the eviction notice was given due to renovations, unless the Rent Disputes Settlement Center decides otherwise.
Completion of the renovation does not shorten this period.

If a tenant is evicted due to renovation, Article 25(2) of Dubai’s Tenancy Law (Law No. 26 of 2007, as amended) states that the landlord cannot rent the property to a new tenant for the same purpose for a period of two years (for residential properties) from the date of eviction, unless the Rental Dispute Centre grants an exception.
