It has been 12 months and she is claiming that she wants to move into the apartment. I read several threads; some say that her claim does stand as it is similar to registered mail, while others say it has to be an official registered mail. From common sense, the landlord did get a confirmation that the tenant acknowledges receipt of the intent of eviction. From a literal legal perspective, she did not use registered mail. I suspect that this situation is frequent and I would like your experience based on what is recently happening in courts, and not only an interpretation of the law, as the concern is that two judges might interpret this part of the law differently.

As far as I know, they need to serve a formal notarized notice, stamped by the courts and delivered by Aramex, Emirates post or any registered mail/postal services for us to vacate the property. Q: My rent contract ends on 9/8/2024. I contacted the landlord for renewal and he asked to increase the rent. He didn’t send any notice for an increase before 90 days, so I declined the requested increase. He called and said I should accept the increase or I have to leave. Today, the landlord is telling me that because he informed me of his intention through email more than a year ago, he can now evict me at the end of this contract, on 30 April 2025, and not wait until the legal notice period ends on 14 August 2025. What are my rights?

The provisions of this Law apply to real property leased out in the Emirate of Dubai, including vacant and agricultural lands, but excluding hotel establishments and real property provided by natural or legal persons as accommodation to their employees at no charge.

Provisions of this Law supersede articles (2), (3), (4), (9), (13), (14), (15), (25), (26), (29), and (36) of Law No. (26) of 2007 Regulating the Relationship between Landlords and Tenants in the Emirate of Dubai. 

This Decree determines the maximum percentage of rent increase for real property in the Emirate of Dubai when renewing lease contracts.
