Q: I am a tenant in a villa. The landlord wants to sell the property to a new owner who wants to move in.
My rental agreement is till August 15, which means my 90-day increase notice is due on May 15.
Three parts to this question:
1. If the current owner serves me a 12-month notice, can the new owners still increase my rent?
2. If the current owner doesn't accept my counter-offer for the rental increase that he served before the notice (My offer is in line with the RERA calculations, but his is not), can he legally increase my rent if I get an eviction notice?
3. Is my eviction notice still valid if the sale of the property goes through? Or must the new owner serve me a new notice?

من السهل على المالك تقديم إشعار ثم عدم الانتقال فعليًا (وهذا هو السبب الذي قدمه لطلب الإخلاء).
لقد أنفقت الكثير من المال على تنسيق الحدائق لأنها كانت فارغة عندما انتقلت إليها.
كيف يمكنني الاعتراض على إشعار الإخلاء؟
يمتلك مالك العقار أكثر من عقار في دبي ويعيش في الهند.
يستمر في القول بأنه سينتقل للسكن، لكن الإشعار الذي قدمه يقول أيضًا إنه سيخلي العقار بسبب حاجته إلى نقل المنزل أو بيعه.

س: اشتريت فيلا دون معاينتها بتاريخ 30-12-2022. تم تأجيرها بـ 75,000 درهم سنوياً (تاريخ انتهاء العقد 23-03-2022).
قدم المالك السابق إشعارًا بالإخلاء (للبيع) في سبتمبر 2021 للمستأجر لمدة 12 شهرًا.
كما أرسل بريدًا إلكترونيًا قبل 90 يومًا من انتهاء عقد الإيجار إلى المستأجر لإبلاغه بأن "زيادة الإيجار ستكون وفقًا لإرشادات مؤسسة التنظيم العقاري ومن قبله أو من قبل المالك الجديد إذا تمكن من بيع الفيلا قبل 23 مارس 2022". .
في الأسبوع الماضي، أرسل المستأجر بريدًا إلكترونيًا يطلب فيه تجديد العقد، ثم وافق عبر دردشة الواتساب على تجديد الإيجار بمبلغ 100000 درهم. عندما أرسلت له عقد الإيجار عبر الواتساب، أرسل لي محاميه إشعارًا قانونيًا بالآتي:
1. إجباري على تجديد العقد بمبلغ 75,000 درهم وليس حسب زيادة مؤسسة التنظيم العقاري التي ستكون حوالي 95,000. مع العلم إن سعر السوق الحالي 125,000 درهم.
2. عدم السماح لي بمعاينة/معاينة الفيلا وإذا أصررت فسوف يتخذ الإجراءات القانونية ضدي

Property seller sent an eviction notice to the tenant before sale. Should the new owner send a new one?

Q: Good morning
I would like to know if one buys a tenanted house with an already served notice of eviction to the tenant, does the new owner have to re-serve a new 12 months notice, or does the first notice remain in force?
I read that if the sales contract mentioned that a notice has already been served, the new owner does not have to serve a new notice.
Could you please advise?
What should the sales contract say exactly?
Also, since the current owner already served notice, can he also ask for a rent increase if he does so before 90 days of the contract renewal?

How can I vacate my tenant if the rental agreement ends before the eviction notice deadline?

Q: My Dubai tenant's rental agreement is ending by the end of September 2024 and the completion of 12 months of legally served Eviction Notice is the end of December 2024.
I have two questions:
(a) Can I send a rent increase notice 3 months before as the rent has increased as per the RERA rent calculator?
(b) The second question is, do I have to renew the rental agreement for 3 months (until December 2024) or not?

By checking in Al Adheed, I have found there is a marital matter case against me in Dubai Courts. There is a hearing date for next week and the time mentioned in the case status with a link for an online hearing.

Case Type: Civil Case
Claim amount: 400,000
Paid: 65,000
Reason: Commercial agreement of supply
Emirate: Ajman
This case was registered in 2022. The judgment was in my absence, as notices were sent to the wrong address.
I was sent to jail. I made a down payment, bailed, and paid some more amount as installments. The total paid amount is AED 65000.
Now, again, an arrest warrant is issued as I did not pay the remaining 335,000 of the claim.
According to me, I had to pay only this amount because the executioner made a wrong claim, not as per the genuine claim.
So I want to reopen the case file.
I want the court to reinvestigate and start the case from scratch.
1) How can I make that request?
2) What documents are required?
3) Chances of reopening of case?
4) Cancellation of arrest warrant
Please guide me in detail, as I will do everything myself, as I cannot afford a lawyer right now.

I booked a hotel stay for Eid through a travel agency and it was canceled two days before Eid. What to do? 0
I booked a hotel stay for Eid through a travel agency two weeks before Eid. The travel agency confirmed the booking on payment.
One day before Eid, the agency reached out, saying they had an issue with the supplier/hotel and the booking would be cancelled.
They offered alternative hotels that didn’t match the original property. I suggested some properties, and they couldn’t arrange them, or they asked for further payment, so I didn’t book anything through them.
What are my rights to a refund and compensation, as I had to book other arrangements separately at a significantly higher cost due to the last-minute prices?
It also caused significant emotional distress, less than 24 hours before the holiday. To which authority can a complaint be made in case of an unsatisfactory outcome?
Both the agency and the hotel are in Dubai.
