Which contract is valid in UAE, labor or employment contract?

Q: Dear Sir/Madam, I have a UAE labor contract that is valid from September 29, 2021 to September 29, 2023. I also have an employment contract with my firm that was signed in November 2022, which states the contract duration to be until September 30, 2025. I have since obtained a golden visa. Which contract is valid? I do not want to continue to work with the firm after September 29, 2023.

Can landlord evict me for registering friend as co-occupant?

The landlord gave me two options: vacate the property or pay an additional 10,000 AED, which is more than what the RERA calculator estimates. I am solely responsible for the rent and utilities. I registered my friend as a co-occupant in 2022. I did not agree to the landlord`s demands because the notice was improper. I submitted an offer and rent check, which was approved by the judge. The landlord threatened to evict me, claiming that I was subletting the property. However, I did not make any financial gain from my friend. Can our relationship be considered as siblings? The landlord was aware of my friend`s presence at the very beginning of the lease, three years ago.

What are my options if my husband is refusing to pay child support?

Q: Dear Sir/Madam, What are the charges to open an execution file in Sharjah for a divorce case and how much time will it take to execute the court order? My husband told the court that he does not have money to pay for me and my daughter`s expenses because he is earning a minimum amount in which he can only survive. In that case, what can I do? He closed all his bank accounts and sent money to his parents in India. He also told me that he will show in court that he does not have a job or money, so the court or police cannot do anything to him. Can you please guide me on what I can do in this case? I do not have any proof of his salary or bank account because he was not informing me about anything related to his financial matters. In fact, he was forcing me to ask my parents to send money to us. Because of no proof, the court agreed with him and rejected my appeal. I do not have a job and I am struggling for basic expenses. Can I request the court to inquire about his gratuity and end of service? Or can the court ask him to submit proof of the money that he received from his company, as he was working for 30 years in the same company?

Can I extend my tenancy if the apartment has been sold and served me an eviction notice?

Q: Hello, Our landlord sold our apartment and we were served an eviction notice by the new owner. Our current contract expires on 31.1.2024 and we got the eviction notice on 17.7.2023. My question is if the eviction notice has to state the date when we need to move out. From my understanding, an eviction notice is a minimum of 12 months, so it might be longer. We obviously want one more contract so I am looking for ways how to make it happen. Plus she put the reason that she wants to use it for herself or her first-degree family member. Anyway, she also bought an apartment next to us and she emailed my husband that she is moving into this apartment next to us in January 2024, and wants to move us out so her grandma can live next to her. I read that she should not own another property if she wants to use this reason to evict us, especially if she owns another apartment and uses it for herself. So how does it work in real? Is there any way we can do something legally to make her give us one more full contract?

How can I get a refund of the first rent payment if the unit does not match the description?

Q: I wanted to rent a unit and booked an appointment in Sharjah for Friday (08/09). As I arrived there, he showed me another unit which looked awful and told me only then the one I asked for was already rented. I was so tired and confused, that I agreed to rent that unit if he could get me the Ejari by Monday which he confirmed. I signed an empty contract in the agent’s office on Friday evening in Dubai and he promised me to fill out the necessary fields. Someone cashed in my first cheque of AED 7370 already on Saturday when I still haven`t got a contract signed by the owner. On Sunday, I had to get to Sharjah again to meet the owner. However, only his manager was there and the agent let me sign a second contract (different contract number) which had only the unit number on it. The owner signed a 3 copies contract only on Monday (11/09) evening and the agent wanted me to drive there and sign it which I haven`t done.
