Q: Hello,
Landlord sent an eviction note by email asking to confirm it by email as well. I already confirmed by email that I received her email. It has been 12 months and she is claiming that she wants to move into the apartment.
I read several threads; some say that her claim does stand as it is similar to registered mail, while others say it has to be an official registered mail.
From common sense, the landlord did get a confirmation that the tenant acknowledges receipt of the intent of eviction. From a literal legal perspective, she did not use registered mail.
I suspect that this situation is frequent and I would like your experience based on what is recently happening in courts, and not only an interpretation of the law, as the concern is that two judges might interpret this part of the law differently.

My landlord has sent me an eviction notice via email.
As far as I know, they need to serve a formal notarized notice, stamped by the courts and delivered by Aramex, Emirates post or any registered mail/postal services for us to vacate the property.
Can we stay because they didn't send the notarized notice through postal services?
Or should we vacate the property?

Can the landlord send an eviction notice by email if I refused rent increase?

Q: My rent contract ends on 9/8/2024. I contacted the landlord for renewal and he asked to increase the rent. He didn’t send any notice for an increase before 90 days, so I declined the requested increase.
He called and said I should accept the increase or I have to leave. One day later, yesterday, he sent me (email) a notice to evict the apartment for selling, and he wrote he would provide a partial contract until 28 May 2025.
Since I asked before in an email to share a copy of his EID, he used the same email subject to share the eviction notice. Can he do that before the contract renewal?
He was willing to renew with higher rent and when I refused, he came with an eviction notice.
What if pretends to sell it but doesn’t sell (shifts the ownership to wife)?
How to check if it's sold?
Can he send the eviction notice through email or should be through registered mail?
If emails are accepted, can he send them under another email subject (subject used: a copy of EID or passport)?
What should I do next?

Q: Dear Lawyers,
The former owner of a unit sent an email to the tenant stating he wouldn't renew the contract as the unit was being sold.
The tenant acknowledged the email and agreed to vacate the property at the end of the contract, so no eviction notice was issued. Now, the property has been sold.
The tenant has been reminded about the email exchange but no longer acknowledges it and refuses to leave, claiming it has nothing to do with the new owner.
Does the new owner have a claim if they go to the RDC to evict the tenant? Will the email exchange hold in court?

Q: Dear Sir/Madam,
We have a rental dispute with our office landlord. Our EJARI expired on October 19, 2024, and we intended to vacate.
However, the landlord insisted on a 2-month notice, even though we had not requested a renewal after the EJARI expired. We agreed to provide an additional 2-month notice, but he demanded a 20% increase as per the RERA index.
We refused, as we did not wish to renew the EJARI. Instead, we offered to pay and vacate, but he filed an eviction case with RERA.
We are seeking advice on this matter.

I raised a cheque execution case against a company and its owner and won. There is a travel ban on him. I was receiving installments for three months and now he stopped paying.
The court after request summoned him. In total, he paid only 30% of the owed money. I found that his company license is expired and also in the month his visa will expire.
Does he have any option to avoid payment?
Please note he was deceived by showing no money in his bank account and no assets in his name but he is running multiple businesses.
Also a month ago, he tried to convince me to lift the travel ban but I refused to do so. But he submitted a guarantee and left UAE.
Now the status shows he is back in the UAE and the travel ban imposed again. But after that, he stopped payment.
Is there a 1% chance of him not paying me the remaining money?
Is there a way he can leave the country through the Amnesty program or any of this sort?

Hello.
My company has filed a case against a client for failure to pay and a bounced cheque. The client's company is registered as a virtual office in the Creative City Free Zone in Fujairah, so our case is filed there.
The client basically purchased some equipment from us, and his payment via bank transfer did not go through and was rejected. Then, when we deposited his security cheque after multiple attempts to contact and no answer, the cheque bounced.
The company is under his wife's name, and we have filed a case on the same.
The court has accepted our application, however, they have instructed the execution bureau to get the Emirates ID of this authorised signatory. The bureau is asking us to get it, and we have no way to do so, unfortunately.
Without the Emirates ID, the court cannot freeze the bank accounts or put a travel ban, etc.
What are our options here?

Lawyers misunderstood my question. Please read carefully and then guide me.
Case Type: Civil Case
Claim amount: 400,000
Paid: 65,000
Reason: Commercial agreement of supply
Emirate: Ajman
This case was registered in 2022. The judgment was in my absence, as notices were sent to the wrong address.
I was sent to jail. I made a down payment, bailed, and paid some more amount as installments. The total paid amount is AED 65000.
Now, again, an arrest warrant is issued as I did not pay the remaining 335,000 of the claim.
According to me, I had to pay only this amount because the executioner made a wrong claim, not as per the genuine claim.
So I want to reopen the case file.
I want the court to reinvestigate and start the case from scratch.
1) How can I make that request?
2) What documents are required?
3) Chances of reopening of case?
4) Cancellation of arrest warrant
Please guide me in detail, as I will do everything myself, as I cannot afford a lawyer right now.

I booked a hotel stay for Eid through a travel agency two weeks before Eid. The travel agency confirmed the booking on payment.
One day before Eid, the agency reached out, saying they had an issue with the supplier/hotel and the booking would be cancelled.
They offered alternative hotels that didn’t match the original property. I suggested some properties, and they couldn’t arrange them, or they asked for further payment, so I didn’t book anything through them.
What are my rights to a refund and compensation, as I had to book other arrangements separately at a significantly higher cost due to the last-minute prices?
It also caused significant emotional distress, less than 24 hours before the holiday. To which authority can a complaint be made in case of an unsatisfactory outcome?
Both the agency and the hotel are in Dubai.

My employer holds my passport and asks for visa expenses to cancel it. Should I pay? 0
Dear Sir/Madam,
I am an expatriate in Dubai. I joined a company in Dubai, and my contract started in November 2023. It is a limited contract. Due to some issues with the management, they informed me that I would have to leave the company in March 2024, which I did.
Upon asking them to cancel my visa so I can return home, they said I have to pay around 5000 AED towards the visa expenses. I have asked them for the exact amount, but they haven’t provided it yet.
My passport is with them. I would like to check whether I have to pay the visa expense to them.
Since I am not aware of the formalities, I haven’t approached the Labour Department to get my passport back to leave. I fear they may cause more trouble if I initiate a complaint.

Hello,
I purchased a one-bedroom off-plan unit in Dubai from a well-known developer under an SPA specifying an area of 801 sq. ft. I completed all payments as per the developer’s payment plan, and the unit was handed over to me without a Title Deed.
After taking possession, furnishing the unit, signing a tenancy contract, and making repeated follow-ups to obtain my Title Deed, the developer informed me, 45 days after handover, that the actual area was 1,041.41 sq. ft., a 30% increase from the original SPA terms.
To receive my Title Deed, they are now demanding payment for the increased size.
Key issues:
- Failure to notify me before handover about the 30% increase in area.
- The SPA allows for price adjustments for area variations but specifies that such adjustments must be reflected in the final installment, which I had already fully paid before handover.
- The developer has now filed a legal case through Dubai Courts, demanding payment.
