Q: On 20th April, we paid 5% agency fee and 5% landlord deposit for a new property rental contract, ready to move in on the 1st May.
A week after the 20th April, we contacted the agent and landlord to request to urgently pull out of the agreement due to husband losing his job. We lost the 5% deposit to the landlord as he insisted on cashing our cheque.
However, are we entitled to ask for the 5% agency fee back as we didn't even move into the new property?
We have tried to contact the agent but he is not communicating with us.

Q: Is it possible to cancel a property rental contract before the designated move-in date that has been signed already?
What are the rights of the landlord on my cheques that have been given to him already?
Will I have to pay any fees even though I have not received the keys to the place yet, and I am also unable to move due to the COVID-19 lockdown?

س: السلام عليكم،
لدي استشارة قانونية بخصوص إيجار شقة.
استأجرت شقة من مالك بناية بعقد لمدة سنة ولم أستطع الوفاء بآخر دفعة وارتد الشيك الخاص بها.
طلبت من الشركة المسؤولة عن إيجار الشقة تقسيط الشيك وأبقى في الشقة، رفضت وطلبت مني إخلاء الشقة بدون أخذ أي أغراض منها.
أخذت الملابس والأشياء الضرورية وبقيت جميع الأغراض في الشقة. أخبروني أني أستطيع أخذ الأغراض في حال سداد قيمة الشيك.
حصلت ظروف واستمر الحال لأكثر من سنة ولم يتصل بي أي شخص من قبل الشركة إلا بعد سنتين تقريبًا بحجة عدم مقدرتهم على التواصل معي.
الآن يطالبونني بسداد قيمة الإيجار عن سنتين!
علمًا بأنني لم أسكن في الشقة طيلة هذه الفترة. ما الحل؟
لدي ما يثبت أنني لم أشغل الشقة؛ مثل فاتورة الكهرباء التي لا يوجد فيها أي مبلغ لأنها لم تستخدم منذ ذلك الوقت.
طلب مني المكتب إخلاء الشقة من الأغراض، ولكني أخشى حين أخلي الشقة الآن أن يكون ذلك بمثابة إثبات أني كنت أستخدمها!

My husband had a judgment where he was found not guilty, as the misdemeanor court stated that it doubts the charges against the accused and found no conclusive evidence except the statements in the report files.
The court considered this invalid because there was no translator. After this, if the Public Prosecution appeals, will the verdict remain unchanged and be upheld if there is nothing more than this

Can I exit the country after being notified by ADJD of a civil claim against me? 0
I was notified by the Abu Dhabi Judicial Department that a civil claim had been filed against me. I’m ignoring it.
Can I just run away and exit the country easily?
I guess no travel ban has been imposed against me yet.

How to clear name and go back if you left the UAE with an unpaid personal loan? 0
My brother had a personal loan of 300k.
He lost his job, and the company terminated him, and his visa was cancelled, so he moved back home in 2015. He is trying to find a job back in the UAE.
Is there any way to get him cleaned, paying the court fine?
The bank he had a loan with has been merged with other groups, and he doesn't know who to contact.
Repayment is impossible without a job, and finding a job at the age of 50 is not an easy task.

When I checked with Al Adheed Center, they said if the company is not active, it’s not possible to get the money.

Can I file a case against a friend for privacy breach if he claimed I scolded him for his act? 0
On Jan 2, 2025, one of my close friends did a privacy breach and recorded me and my van in some specific place.
On Feb 5, when I called and asked him why he did this to me, he went and gave a complaint that I scolded him and threatened him.
The same case was later closed by the PP when we negotiated outside the station and apologized.
At this juncture, can I file a privacy breach case against him, which happened on Jan 2, 2025, and on Feb 5 I scolded him only for the privacy breach that happened on Jan 2?
