The enforceability of a non-renewable clause in a tenancy agreement

Dear sir/madam,

"This contract is non-renewable".

Kindly clarify on the enforceability of this clause in the tenancy agreement if we are forced to sign this as a tenant. Further, we would like to know if this clause can be challenged if the landlord file for eviction at RERA.

Dear questioner,

This clause does not apply as it is contrary to the general conditions and the provisions below that shall apply, and if the lessor does not commit to notifying you in writing of the unwillingness to renew before the specified period of 90 days, the contract is automatically renewed for a period of time.

Earlier, the landlord sent an email with a nonrenewal notice but he did not specify the reason, nor it was sent from the notary public.

It is not a condition to send from the notary public did it send within the legally specified period for notice
