Rescheduling the payment of a rent because of COVID-19 outbreak

Please advise on this case as a landlord. My tenant informed me that she has lost her job because of COVID 19 and wants to delay the rent cheque due this month.

On asking for how long she wants the delay and what is her plan for the future, she said that she does not want to pay for 3 months and then continue payment after 3 months.

She has no plans to leave Dubai or the property; her whole situation is uncertain because of the current situation. The property is a townhouse in Dubai.

Please advise what should I reply to her?

Quote from her email (Please ask the landlord to either send back the 15th April cheque or maybe overwrite it and send a picture. My kind request is to freeze the payment for the period of 3 months and continue payment from the next cheque on the 15th of July.

As for your question, I do not intend to leave Dubai, and I hope the situation will get back to normal soon, so I will be able to get a job.)

Dear questioner,

Based on the new regulation that has been issued by H.H Sheikh Maktoum Bin Mohammad Bin Rashid Al Maktoum, you are not able to evacuate the tent until the end of April and for any further notice.

But regarding the situation of the tenant, you are the one who has the decision to hold the mount of three months and reschedule the payment after that, or release the amount of three months completely without asking the tenant and accept the payment after three months.

Thank you so much for your reply!

I will inform her that I will give her a month buffer and submit the cheque on the 15th of May, or I can also give her flexibility of making a monthly payment to ease her financial situation.

Dear Sir,

You are entitled to either refuse and insist on collecting checks OR rent due in due time, and if the tenant refuses, you may take legal measures towards it or agree to and wait for after three months and collect the late rent.

If you agree on this plan, you can take three months late payment.

If you refuse and deposit the cheque in the bank, you have the right to take legal action in RDC as per the procedure.
