Q: Recently I found an agent who managed to sell my property in Dubai and is now demanding a 2% seller’s agent fee. Am I obliged to pay such amount?

Q: Hello,
Recently, I am in contact with a real estate broker for a 2 BHK apartment. He showed me an apartment and he said there is an agency fee of 5% and a broker fee of 2500.
I did not agree with it. He did ask for my documents which I have given but then I thought of reaching the landlord. The apartment display the real estate management company number of this building.
I called them and they said they didn't appoint any broker nor did they retain. So, I booked the flat directly with the property management since they insisted to book through.
Now, the broker is claiming that he needs his fee, if not, he will follow a legal approach. It's a small amount but the whole process to secure this apartment is done by myself, why should I pay?
Is there any rule as show fee?

I am going to buy an apartment in Dubai.
If I am going directly from the seller's broker, shall we both (seller and buyer) pay 2% each to this broker? And also it asks for a convenience fee of 5000 Dhs, what is it?

Claiming back down payment from a broker after securing a house loan

Q: Dear Dr Amira,
I entered into an agreement with mortgage brokerage to help me procure a loan for a property in Dubai, further to which the firm asked me to pay upfront an amount of AED 470K.
This included down payment and other misc. charges. The brokerage company has managed to procure the loan but now have used my down payment and does not have the funds to conclude the transfer.
What are my legal options?

Determining the proper rental for a villa

Q: Hello,
This is an inquiry related to rental renewal. I currently rent a 5 bedroom villa from a real estate company where I pay AED 192,500 and it is up for renewal on April 30.
As per RERA calculator, the range for 5 bedroom townhouse/Villa is 140k to 170K, thus it indicates no increase. As per search portals, there is a big price range for similar villas, 220K to 300k+.
I have given my legal notice for my intention to renew as per RERA calculator and my landlord has also given notice for renewal but indicating that it will be at a much higher rent, roughly above 250k; a 30%+ increase.
I would like to resolve this amicably, but there is a big gap between our own expectations. As per law, what are my next steps?

A client refuses to pay the brokerages fees

Q: I am a real estate agent. Recently, one of my clients viewed a floor on my behalf. He came through my advertisement and I arranged his viewing.
After viewing, he took a complete floor directly from management. He denied paying my brokerage fees. I am an agent who makes viewing on the 7th floor in the building and the building security knows very well that no one came before for this floor.
After 4 days, my client closed the deal directly because there is a number mentioned in the management at the building security reception. When I called the management to inform him, he is a key client, one of them replayed: "sorry, we can’t do anything for skipping the agency fees".
I need legal advice on how to take legal action.
Please help!

Hi,
I am a non-Muslim indian expatriate, residing in Dubai since 2015. The first 5 years, I was on a working visa, and after the delivery of my first baby, I left my job and became dependent on my husband.
In 2018, we bought a house together where I invested AED 2 hundred thousand from my income (I have proof in the form of a cheque). I also paid AED 3300 monthly installment for 1 year, for a personal loan taken out for the house.
But in spite of my resistance, my husband tactfully put the house in his name, so the title deed was in his name. In 2024, when my kids and I were in India for vacation, he cancelled our visas and residency. He also filed for a divorce in India.
The divorce is not yet finalised, and we are still married. Since August 2024, he hasn't let me access my house in Dubai, so I filed a case, which eventually went in my favor in January 2025.
Since I used to travel on a visit visa, I left for India and returned in March, to find out that my husband had already sold the house. The new owner is residing there.
What can I do now?

Can the employer force the housmaid to work for unlimited hours without rest? 0

I'm a nanny, and at the same time, I work as a housemaid (khadama) here in the house. I work, but as I know, the nannies and housemaids have different rights, and my employer doesn't give me rest.
My work starts at 7:30 am and then finishes at 10 pm or less. It depends on whether the baby is asleep or what time they will take on me if not yet asleep. Is this right?
Also, at the time of eating, I'm still working because the baby is with me, so I just let her sit in her chair. That's how I eat.
Please answer me. I want to know my rights.
Because if I can leave during the 6-month probation, I want to take it if the employer is this kind. I don't know.
They are also expats, but they don't follow the rules of the UAE regarding a housemaid.

My previous organization has not yet released EOSB because I contacted a client. Is this legal? 0
I recently joined a new organization in the Hamriyah Free Zone, and my previous organization has not released my end-of-service benefits.
The HR has instructed the finance team not to do so because I had contacted one of their clients.
In my DMCC contract, there is no Non-Compete clause, but the offer letter has one, and now they are not releasing the end-of-service.

My trade license and visa will expire next month, along with my Emirates ID.
Is it possible for me to renew my license and visa along with EID prior to settling the execution cases?
The trade license and visa were issued by the free zone authority.
