Q: Hello,
I am the landlord, and my tenancy agreement is expiring on 31st December 2025. Last year, before the expiry of the earlier tenancy agreement on 21st December 2024, I served the tenant a one-year vacation notice through registered email via Emirates Post.
The reason stated was personal use/sale of the property. I received a confirmation from Emirates Post. I have been told by my realtor that I should have served the notice through a notarized service.
Can someone please guide me?

Q: Hello,
I received an eviction notice from the Abu Dhabi Enforcement Court to evict my current apartment for non-payment of rent (Due to loss of job).
I wanted to cooperate, so I went personally to the Abu Dhabi Enforcement Office one day after I received the notice by SMS to arrange the eviction date to be 25 July, as I had a friend I could stay with temporarily until I sorted out the situation.
Now my friend is traveling till 16 August, and I have literally nowhere else to go.
Is there a way to submit a petition to reschedule the eviction till 16 August?
I need help on this ASAP, as the enforcement is in 4 days. If no solution is found, I will be forced onto the street in temperatures of +40 degrees, and no way to go

I suspect it might be a fraud, as the number provided on their website is not reachable, and the website itself is very simple and does not clearly mention the nature of their business.
I have not paid anything to them but have shared my documents after the interview. I got this job offer through an Indian HR consultant.

MOHRE contract pending due to ILOE insurance. Who should pay for it? 0
Hi,
I signed the offer letter from India, signed the labor contract, and sent it to the company. They asked me to take the medical test and go to the consulate for the process, which I did.
The company then sent an entry permit, and the consulate stamped the entry visa on my passport. I then took a ticket to AUH and reached Abu Dhabi on 23rd September.
On the 25th, I took the medical test; on the 26th, I signed the MOHRE contract again as per the company’s request, completed Taujeeh, and the company initiated labor insurance and applied for the labor card.
I can see the MOHRE contract is still in process and not attested. The card application status shows: “Application Status: ILOE Insurance not purchased yet. Please buy ILOE Insurance in order to continue.”
My questions are:
- Why is the MOHRE contract not being approved?
- Who needs to pay for the ILOE insurance?

Should a legal notice be bilingual? I want to send a legal notice to my business partner (non-Arab). I went to an official translator and got an official translation into Arabic.
Now I will go with three printouts to the Notary Public. It is about 8 pages in Arabic and 8 pages in English.
Question: Should I only take the Arabic printout with me and get that stamped by the Notary, then ask TABLEEGH to send the English version as an attachment to the Arabic notice?
Or should I take all 16 pages (8 Arabic + 8 English) and get the notary stamp on the last page?
The reason I ask is that sometimes the Notary does not like long notices.

I was misled during the purchase of my off-plan apartment in Dubai. Can I claim compensation? 0
I believe I was misled during the purchase of my off-plan apartment in Dubai.
The sales manager strongly emphasized that the unit had a lagoon view and Burj Khalifa from the side, which was a key factor in my decision.
This lagoon view was even shown on their internal sales system, but it was never written into the official Sales and Purchase Agreement (SPA).
After the handover, I discovered the apartment has no such view. I have supporting evidence, including WhatsApp messages, voice notes, and brochures that clearly mention the lagoon view.
This misrepresentation caused me financial loss, since when I tried to resell, the value was much lower without the promised view.
My questions are: based on these facts, do I have a strong legal case for misrepresentation?

Somebody filed a complaint against me and is not answering calls. Can I request the police to close the case? 1
A verbal abuse complaint was filed against me. Though there is no witness and no direct evidence, there are a few indirect WhatsApp messages that may be open to interpretation and were provided by the complainant.
The police filed a case and seized my phone. It has now been over 3 months.
The police transferred to the public prosecutor. However, the case was returned with a recommendation for settlement or moving to a one-day court.
The complainant refused to settle before and now does not answer the police calls when they try to get the complainant to sign the notice for one one-day court hearing so this can move forward.
I am following up with the police every week but there is no progress.
What can be done now?
Can I request the police to close the case or move it to one-day court regardless?

How can we prevent blocking accounts and assets in a cheque execution case against our company? 0
Greetings!!
We have a cheque execution case. The bank applied for execution to block the company account and the vehicles claiming the wrong amount. The court also approved this request and sent it to the central bank to impound the vehicle.
We had already paid over 50% of the claimed amount and also requested the balance payment in installments a couple of weeks ago once the claimed amount was amended in the court system.
The installment request is yet to be approved, however, they have proceeded with the execution. This is very concerning.
How long does it take to block the accounts?
What are the repercussions of the block?
Kindly please advise if there are any other options available to avoid blocking the accounts and impounding the vehicle.

We are a company based in Internet City Freezone holding a DDA license. One of our employees was relieved from duty on 11th September 2025, and her visa grace period of 30 days expired on 11th October 2025.
She has not obtained a new visa and is currently working elsewhere illegally without converting her visa or leaving the country.
On the cancellation paper, it is written that we must inform GDFRA of non-compliance. DDA has suggested filing an absconding case; otherwise, there could be sanctions on the company and blocking of the establishment card.
What should we do, and who should bear the cost of this?

I have a question regarding an immediate eviction petition to the Urgent Judge. The tenant did not return the apartment on 26 January 2025, despite a 12-month legal notice that ended on 25 January 2025.
The tenant rejected all gas and fire prevention maintenance for 12 months. Al-Fanar Gas submitted a report with the tenant's signature and refusal after the tenant broke the gas detector.
The apartment was sold, and the new owner gave the tenant 90 days' notice. The tenant refused to show the new owner the apartment and ran away, according to building management.
The tenant ignored the 12-month legal notice, did not return the apartment, broke the gas detector, and refused gas and fire detection system maintenance.
The deal will be voided if the new owner cannot enter the property promptly. Can I petition the Urgent Matters Judge for quick eviction based on the tenant's violations?
