I recieved an eviction notice from the Abu Dhabi Enforcement Court. How can I delay eviction?
Hello,
I received an eviction notice from the Abu Dhabi Enforcement Court to evict my current apartment for non-payment of rent (Due to loss of job).
I wanted to cooperate, so I went personally to the Abu Dhabi Enforcement Office one day after I received the notice by SMS to arrange the eviction date to be 25 July, as I had a friend I could stay with temporarily until I sorted out the situation.
Now my friend is traveling till 16 August, and I have literally nowhere else to go.
Is there a way to submit a petition to reschedule the eviction till 16 August?
I need help on this ASAP, as the enforcement is in 4 days. If no solution is found, I will be forced onto the street in temperatures of +40 degrees, and no way to go
Hello,
Thank you for reaching out.
Given your circumstances, you may submit an urgent petition to the Abu Dhabi Rental Dispute Centre (RDC) or the Enforcement Office requesting a postponement of your scheduled eviction on 25 July.
Since your situation involves job loss and a lack of alternative housing due to your friend’s unavailability until 16 August, it’s advisable to personally visit the Enforcement Office immediately and submit a formal request for an extension, citing hardship and attaching supporting documents (proof of job loss, temporary housing arrangements, and weather conditions).
You should also submit the request via the RDC’s execution file portal if available. If the extension is not granted, we can consider filing an emergency petition with the Court of First Instance requesting a temporary injunction under the UAE Civil Procedure Law.
Given the limited time frame, I recommend acting on this today. If you need assistance drafting the petition or support during submission, I would be happy to assist you further.
Kind regards,
I completely understand the urgency and distress of your situation, and I want to assure you that there are legal routes we can pursue to request a postponement of the eviction in light of your circumstances.
Given that you’ve already cooperated with the Enforcement Department and even proposed an eviction date in good faith, we can now prepare and submit an urgent petition (طلب مستعجل) to the Abu Dhabi Enforcement Court requesting an extension of the eviction deadline until 16 August. The key here is to demonstrate that:
You are not disputing the eviction.
You are acting in good faith.
You have a genuine humanitarian reason (no alternative accommodation due to your friend’s travel).
And that the request is for a very short, defined period (just a few more days).
Courts in the UAE are generally responsive to humanitarian petitions if properly worded, especially when the tenant is showing full cooperation and is not abusing the process.
The petition should be submitted urgently—ideally today or tomorrow—with supporting documents (e.g., copy of eviction notice, your Emirates ID, and a written justification).
I can prepare and file this urgent petition on your behalf, ensuring it is framed in a way that maximizes the chances of success and buys you the time you need.
Please reach out to me immediately so we can take action before enforcement is carried out.
You can contact me directly via WhatsApp or call to discuss and begin the process.
Dear Client,
Thank you for your message, and I’m sorry to hear about your situation.
You can submit an urgent petition (request for extension or postponement) to the Abu Dhabi Enforcement Court, explaining your circumstances and requesting that the eviction be rescheduled until 16 August. It is important to act quickly, as enforcement is imminent.
Here are the suggested steps:
- Visit the Abu Dhabi Enforcement Court Office immediately, or log in to the Abu Dhabi Judicial Department (“e-Services”) portal, if you have access.
- Submit a written request (petition) explaining your current circumstances (loss of job, lack of alternative accommodation, health and safety concerns due to extreme heat, and your friend’s unavailability until 16 August). Attach any supporting documents if possible.
- Request a temporary humanitarian extension until 16 August, specifying that you are not refusing to comply with the eviction but need additional time for health and safety reasons.
- If possible, seek assistance from the court’s social worker or legal aid officer to support your request.
While court decisions on eviction extensions are not guaranteed, your humanitarian situation may be taken into consideration, especially when presented respectfully and with supporting evidence.
If you need help drafting the petition or submitting it, I can assist you urgently.
Please let me know how you would like to proceed.
Best regards,
