Questions & Answers
What are the legal steps to evict a tenant in the UAE for contract breaches?
Hello, I want to evict a tenant from my property as he is not following the terms of the Tenancy Contract and making changes to the property without any Landlord approval.
What are the best legal ways to do this legally? Please note, I plan to rent out again and want to evict him.
Please give me your reply with your charges for the legal notice, the entire procedure, and your fees in case we need to file a court case for eviction.
Greetings,
Thank you for reaching out. In cases where a tenant violates the Tenancy Contract or makes changes to the property without the landlord’s approval, the legal procedure in Dubai allows you to issue a formal 30-day legal notice through the Rental Dispute Center, and if the tenant fails to comply, you may proceed with an eviction case.
However, the correct steps depend on the exact contract terms, the nature of the violations, and the evidence available. To avoid mistakes that could delay the eviction or affect your ability to re-rent the property, it is essential to proceed with a properly drafted notice and follow the legally required procedure.
For fees and full case handling, we would need to review the contract and details first. We recommend booking a consultation so we can provide you with the exact costs, issue the legal notice, or handle the eviction case on your behalf.
You may book a consultation through our website, or we can proceed directly if you wish to appoint our office for the eviction process.
We are happy at Future Vision Law Advocates and Legal Consultancy to assist you and provide the best legal services that meet your needs.
Be advised, we can assist you with legally evicting your tenant under UAE tenancy laws. We can issue a formal legal notice, and if the tenant does not comply, file an eviction case with the Rental Dispute Settlement Centre or relevant court. We can also represent you in court.

Dear User,
Greetings from Khalifa bin Huwaidan Advocates and Legal Consultations.
If the tenant is making changes to the property without approval or violating the Tenancy Contract, you are legally entitled to start eviction procedures. The first step is issuing a formal legal notice, and if the tenant does not comply, the matter can be escalated to the rental dispute authorities to obtain an eviction order.
The exact steps depend on your contract, the type of violation, and the evidence you have. To ensure the eviction is done correctly, especially since you plan to rent out the property again it’s important to review the documents before taking action.
Our consultation fee is AED 500, and if we proceed with the case, this amount will be fully deducted from the total legal fees.
We can assist with preparing the legal notice and handling the complete eviction process after reviewing your documents.
Note: This is a free consultation, and the office does not bear any responsibility for this consultation. For more details, we hope you can contact us by calling our office.
Is the change made by the tenant safe, and can it be restored to its original condition?
If yes, a warning notice can be issued, and an eviction lawsuit filed. The legal fees, including the warning notice and eviction lawsuit, are 10,000 dirhams.

In your situation, you have strong grounds to seek eviction based on breach of contract and unauthorised alterations. Still, the method and timing must be chosen carefully so you can safely re-rent the unit later.
In a very similar case handled by RASHID ALKAITOOB ADVOCATES & LEGAL CONSULTANTS, we obtained an eviction order by proving repeated breaches and damage to the property, while anticipating the tenant’s defence that the changes were “improvements.” Our strategy is usually to start with a formal legal notice that clearly documents the violations and demands rectification or vacating within a defined period, then proceed to an eviction claim if the tenant does not comply. The exact procedure, forum, and timeline depend on your contract, Ejari/registration and the evidence you hold.
Our professional fees for notice and litigation are tailored after reviewing your documents and expectations; for a specific quotation and a full plan, please contact us directly on WhatsApp.
