س: السلام عليكم،
لدي سؤال حول أحد الشركاء الذي استولى على كل العمل وألقى باللوم على الشريك الرئيسي في العمل الذي بدأ هذا العمل باستثماره.
لقد كذب الشريك واستخدم توقيعًا مزيفًا للإيقاع به. وهدده بالسجن. ومنحه الشريك الرئيسي توكيلًا في غيابه.
لكنه يحتاج إلى استخدامه بموافقة شريكه الرئيسي. لقد أبقى شركته في حالة خسارتها عمدًا خلال الأشهر الثمانية الماضية.
نحتاج إلى مساعدة قانونية في هذه الحالة للخروج من هذا الموقف.

I have a 49% share in a 2-year-old Dubai mainland LLC. We are two foreign owners, both managers.
My partner, who is appointed as the main manager, is hiding all documents and keeps the bank account empty through ATM withdrawals, which prevents me from obtaining evidence or finding a buyer.
A legal notice is likely to be ignored, and removing my partner would be a lengthy process. I have no concrete evidence of a breach of trust. What are my options?

How to claim my share in a company from a partner who is trying to put hand on everything?
Q: On June 23rd, I was introduced to a gentleman through a friend to partner with on developing a new software solution.
For his end of the deal, he was to produce 45% of the software to a spec which was agreed in June, and then once it was built to that spec the company would take over payments.
The company was established Aug 23rd. In September, he started asking for payments for 50% of the costs, circa 10k Euro or development would stop. To date, I have paid almost 70k Euro to him for the development.
The software only became useable, still not to the agreed spec around 90 days ago. Since then he has been trying to get myself and my wife (jointly we own 45%) out of the company through various means.
He tried to steal the domain by accessing my personal Tasjeel account to transfer to his own but this was stopped. He is now threatening to force company closure, no refund of our money, and keep the software for himself.
What can we do?
He has used almost all my cash to date to get to this point.

What can I do if my tenant is not providing rent cheques nor responding to renew the tenancy contract?
Hi,
I am a landlord and need advice on the following scenario.
- The contract with my tenant expired in Sep 2024. Upon requesting the renewal, the tenant mentioned that she is out of the country and will sign the renewal contract and provide the rent checks. In the meantime, she paid the first quarter of rent through a bank transfer.
- After 3 months, when the next quarter's payment was due, she deposited the next quarter's rent into my bank but did not sign the contract renewal despite my follow-up with her multiple times. At this time, she had returned to Dubai.
- Now the next quarter payment is due, however, the tenant is not responding to WhatsApp or answering calls. She is NOT paying rent or renewing the contract.
What action can I take since she is not answering my calls or messages?
She does not have a valid contract or Ejari, and her rent is delayed by 1 month. All WhatsApp messages are delivered, but she chooses not to respond.

I lost the appeal filed by my landlord. What can I do if he illegally keeps my last cheque and deposit?
I got RDSC judgment in my favor awarding termination of my lease from May 2024 to May 2025. The landlord made an appeal and lied about my request for termination on 4 December.
My lawyer didn't give any response so the landlord won the appeal. Recently, the Landlord asked for the keys back and said I have overstayed since 4 Dec for not returning the key.
He said he could cash my last rent cheque and wouldn't return the deposit. I gave him my friend's address and said to pick up the key from there but to return my deposit and last rent cheque but he does not agree.
He wants to keep the deposit.

My brother had a heart attack and was treated at a hospital. Can the insurance refuse to cover costs?
My brother had a heart attack two weeks ago, and the ambulance took him to the nearest hospital, where the staff and doctors provided excellent care. Unfortunately, the hospital was not covered by his insurance.
After an emergency procedure, they inserted a stent, and he was discharged four days later, with a referral to a hospital that was covered by his insurance.
When we arrived at the referred hospital, the doctor wanted to insert additional stents, as mentioned in the discharge documents.
However, the hospital applied for insurance approval, and the insurance provider rejected the request. When we contacted the insurance company, they insisted that he travel back home to continue his treatment.
However, he is unable to travel due to his condition.

My cousin has multiple penal judgments of fine and jail. How will this be calculated?
My cousin is in the central jail of Al Awir since October 2024 till date 20/03/25. She has 6 different penal cases all judgements are done, last one was done yesterday.
In total, she has a fine of about 135000, 1 month in jail, and deportation in 1 case.
How will this be calculated moving forward?
Also she has spent time in different police station detentions from 23rd May 2024 till October including 48 days or so in Ras al Khaima.

Can we legally act against community management for a noisy pool unit?
Hello,
We live in a development in Ras Al Khaimah, and under our apartment block, there is a loud swimming pool heater/chiller unit that runs 24/7, producing a rattling and humming noise that disturbs our peace.
We can hardly use our balcony due to this noise. Other apartments face the same issue, but the community management refuses to take action.
What legal recourse do we have? Can we serve the community management office with a legal notice?
