س: أرسل لي مالك العقار إشعارًا بالإخلاء مدته عام واحد ينص على إخلاء العقار للاستخدام الشخصي. لكنه باع العقار الشهر الماضي دون أن يخطرني حتى.
الآن، اتصل بي المالك الجديد وذكرني بإخلاء العقار وفقًا لإشعار الإخلاء المقدم من المالك القديم.
هل يجب علي إخلاء العقار؟
أم هل لدي فرصة للاعتراض على صحة إشعار الإخلاء على أساس أنه تم تقديم إشعار الإخلاء يفيد بالاستخدام الشخصي ولكن في الواقع، قام المالك ببيع العقار؟

I have received a notice through Dubai courts from the landlord stating that he does not want to renew for the purpose of "Personal Use," as mentioned in the notice.
He brought his family for viewing as well. After a couple of weeks of the notice, he sent me a WhatsApp message saying that he wants to show the house to other viewers because he is willing to sell.Is the notice I received still valid?
Should he send me a new notice mentioning that he wants to sell?
Does the current notice force me to leave the house in case he sells it before my contract ends?

Q: Dear Lawyers,
I won a court case against my previous landlord because his notary told me that he wanted to sell the property, so I had to move out. He has since re-rented it for a much higher amount.
My rent was 72k, and the landlord re-rented it for 100k. The court decided that I would receive a 30k compensation. Before filing the court case, I read in a forum that the penalty payment should be equivalent to a year's rent.
Should I file an appeal against the court's decision, or is it sufficient?

Q: I got RDSC judgment in my favor awarding termination of my lease from May 2024 to May 2025. The landlord made an appeal and lied about my request for termination on 4 December.
My lawyer didn't give any response so the landlord won the appeal. Recently, the Landlord asked for the keys back and said I have overstayed since 4 Dec for not returning the key.
He said he could cash my last rent cheque and wouldn't return the deposit. I gave him my friend's address and said to pick up the key from there but to return my deposit and last rent cheque but he does not agree.
He wants to keep the deposit.

I raised a cheque execution case against a company and its owner and won. There is a travel ban on him. I was receiving installments for three months and now he stopped paying.
The court after request summoned him. In total, he paid only 30% of the owed money. I found that his company license is expired and also in the month his visa will expire.

Please note he was deceived by showing no money in his bank account and no assets in his name but he is running multiple businesses.

I was evicted from my apartment to be sold but it was gifted and rented at a higher price. What can I do? 0
I was evicted from my apartment after living there for five years. My landlord informed me a year in advance that the lease would not be renewed because he intended to sell the property.

Five months after I moved out, I discovered the property was rented out at a much higher price. Upon further investigation, I found that the ownership was transferred as a "Gift" rather than a sale.
This makes it seem like the eviction was only to raise the rent rather than a genuine need to sell.
Do I have a valid case for wrongful eviction against my landlord?

My brother has been working for a company for 11 years. In the last 3 weeks, he had an incident/accident and scratched a plane since he only had 1 person to assist him as the company was not hiring enough people.
Senior staff like him are working more to train inexperienced new hires which adds to their workload working almost 12 hours/day including travel to DWC.
The pilot said it was aesthetic and could be painted over but a police investigation ensued. Last week 3 managers and HR talked him down as the investigation concluded.
He was terminated immediately with only this month's pay and his 11-year gratuity will not be given by the company. It was not gross negligence or malicious intent, he just didn’t have enough people to help him.
He owned up to the mistake and reported the incident within 24 hours. Can he fight for the gratuity?
