Q: Dear Sir/Madam,
I am in the process of renewing my tenancy contract and the agent is claiming AED 1000 administration fee for the renewal. This was not stipulated in the contractual agreement that was signed for the current rental term.
Am I responsible to pay this admin fee?
From my understanding, the landlord is responsible for paying the admin fee for renewal. Is this correct?
Please note that this is for the combined tenancy agreement only and not for the EJARI. I have the responsibility to renew the EJARI.

س: السادة المحترمون،
تواصلت معي شركة الإدارة التي عينها مالك العقار بخصوص تجديد عقد الإيجار. أبلغتني إدارة المبنى (شفهيًا) أن الشقة محظورة لدى دائرة الأراضي والأملاك بدبي لأن المالك مُطالب برسوم خدمة معلقة.
تأكدت من الامر ووجدت الشقة محظورة لدى دائرة الأراضي والأملاك.
هل يجب أن أقدم شيكاتي الخاصة بالعقد الجديد قبل حل هذه المشكلة؟
هل سأتمكن من تسجيل عقد إيجاري بعد التجديد؟
ماذا يحدث إذا لم أُعط الشيكات حتى يتم حل المشكلة؟
هل هناك أي مشكلة قانونية بالنسبة لي؟
لا أريد المخاطرة بدفع الأموال ولا يُسجًّل العقد رسميًا في دائرة الأراضي والأملاك.

س: انتقلت إلى شقة في شهر يوليو 2018 وكان المالك خارج إمارة دبي. كونه أجنبيًا، وعدني باستكمال كافة الوثائق لاحقًا وقام بصرف الشيكات الخاصة بي.
بعد ذلك ذكر أن الشقة مسجلة باسم ابنه (قاصر) وأنه لا يملك الوثائق اللازمة وأنه سيستكمل الإجراءات عندما يصل إلى إمارة دبي.
لقد جاء بعد تسعة أشهر من انتقالي إلى الشقة، وكلفني ذلك دفع 12100 درهم غرامة مثبتة بسبب التجديد المتأخر لتأشيرة الخادمة (رسوم إيجاري هي مسؤولية المالك).
وفقًا للعقد، قامت إدارة المبني بتعطيل بطاقات الدخول بما في ذلك بطاقة موقف السيارات أثناء إقامتي، وأخبروني أن المالك تخلف عن سداد رسوم الخدمة.
لقد كان هذا هو الحال لمدة 100 يوم. لقد اعترف المالك بكافة المصاريف التي تخلف عن سدادها عبر رسائل البريد الإلكتروني. وعند الخروج من الشقة في (يوليو 2019) قام وكيله بفحصها.
ووعدوني بتقديم قائمة بالخصومات في غضون أيام قليلة، الأمر الذي حدث بعد تأخير لمدة 53 يومًا كما تخلفوا عن تقديم الفواتير وإعادة مبلغ التأمين حتى الآن (تأخير لمدة 80 يومًا). الخصم هو رقم تقريبي (مثير للريبة).
يُرجى إخباري في حالة كنت تستطيع المساعدة وأبلغني بالتكلفة.

How to cancel the brokerage management contract of a property to be able to rent it?

Q: I'm currently in the process of leasing the property and as part of the standard procedure, we attempted to register the tenancy on the Ejari system.
However, we encountered a persistent error message indicating that the property is currently managed by an independent brokerage agency.
In an effort to resolve this matter promptly, we reached out to the broker company and were informed that a payment of AED 300 is required to process the Ejari registration.
In good faith, we transferred the requested amount to facilitate the registration process.
To our surprise, the broker company has since communicated that they have applied for the cancellation of the management contract for the said property and are now requesting to return the AED 300.
Despite their assurance of canceling the contract, we are still unable to register the property on the Ejari system.
Given the urgency of the situation and the fact that the tenant's move-in date was January 15, 2024, we are seeking legal advice.

I purchased a tour voucher from a holiday agency in Dubai in 2023 worth AED 4239.00, but was not able to use it due to a visa problem.
I have constant email and communication through phone with them, and they informed me back then that my voucher will be available and has no expiration date that I can use anytime I want.
Now I wanted to use it, so I called them last Saturday, 31st May 2025, and they told me it has already expired due to the new policy.
Can I still claim and ask for my money back?

Landlord cashed my rent but won’t renew Ejari unless I accept a higher deposit. What should I do? 0
Hello,
I had a rental dispute case with my landlord. Based on the judgment, I paid the entire rent to the landlord, which the landlord has already cashed.
He is not issuing the Ejari because he wants to increase the security deposit by 10% every year, which I am not accepting. I have already given the 5% security deposit.
The landlord is not accepting it. He is forcing me to sign a new agreement, otherwise he will not renew the lease agreement.
Please let me know what I should do.

Cargo from Dubai to India arrived late and damaged. What should I do? 0
Hello,
I had sent a cargo from Dubai to India. I received the cargo late and with 35% damage. My TV, for which I had paid AED 1500 separately as cargo fees, was received after nearly 2 months in a completely damaged condition.
The cooking range was received after nearly 6 months and had superficial damage. They are not replying to my emails but are only responding through WhatsApp.
Could anyone please guide me?

I own and run a company. We received stock from an international supplier in 2019. However, we were unable to pay due to financial circumstances.
The supplier is now threatening to file a civil case in 2025.
Is there a limitation period within which they can still pursue this debt?
