س: مرحبًا سيدتي،
أتمنى أن تكوني بخير.
لا يمكنني استرداد وديعة تأمين بقيمة 2000 درهم من مالك العقار.
يدعي الوكيل العقاري الحالي أن المالك لديه بعض المشاكل القانونية مع الشركة العقارية السابقة وأنه لا يمكنني استرداد أموالي.
هل يمكنك تقديم المشورة لي بشأن ما سبق؟

Q: I have paid an advance payment of AED 11,000 in Cash and AED 32,000 in Cheque to Real Estate Agent (Broker) in Sharjah for booking of my rental flat in Sharjah.
Now it's already passed 11 days but no reply from the agent and the agent told me that there is no owner available and the owner's signature is required in the agreement. The agent also doesn't know when the owner will come & will sign.
So, I asked the agent to give my money back but he refused to give money. What should I do now?

س: في 20 أبريل، دفعنا 5٪ رسوم وساطة و 5٪ وديعة للمالك لإبرام عقد إيجار، وكنا على استعداد للانتقال في 1 مايو.
بعد مرور أسبوع من التاريخ الموافق 20 أبريل، اتصلنا بالوسيط ومالك العقار لطلب الانسحاب العاجل من الاتفاقية بسبب فقدان الزوج لوظيفته. لقد خسرنا قيمة الوديعة البالغة 5٪ التي تم دفعها لمالك العقار لأنه أصر على صرف الشيك الخاص بنا.
ومع ذلك، هل يحق لنا طلب استرداد رسوم الوساطة البالغة 5% لأننا لم ننتقل إلى العقار الجديد؟
لقد حاولنا التواصل مع الوسيط لكنه يرفض ذلك.

س: كنت أرغب في استئجار وحدة وحجزت موعدًا في الشارقة يوم الجمعة (08/09). وعندما وصلت إلى هناك، أراني وحدة أخرى بدت مروعة وأخبرني حينها فقط أن الوحدة التي طلبتُها مؤجرة بالفعل.
كنت متعبًا ومرتبكًا للغاية، فوافقت على استئجار تلك الوحدة إذا تمكن من الحصول على إيجاري بحلول يوم الاثنين، وقد أكد لي ذلك. ووقعت عقدًا فارغًا في مكتب الوكيل مساء الجمعة في دبي ووعدني بملء الحقول اللازمة.
صرف شخص ما أول شيك لي بقيمة 7370 درهمًا إماراتيًا بالفعل يوم السبت عندما لم أحصل على عقد موقع من المالك. وفي يوم الأحد، كان علي الذهاب إلى الشارقة مرة أخرى لمقابلة المالك.
ومع ذلك، كان مديره فقط هناك وسمح لي الوكيل بتوقيع عقد ثانٍ (رقم عقد مختلف) كان عليه رقم الوحدة فقط.
لقد وقع المالك على عقد مكون من 3 نسخ فقط يوم الاثنين (11/09) مساءً وأراد الوكيل مني القيادة هناك والتوقيع عليه وهو ما لم أفعله.
سؤالي هو هل يمكنني استعادة أموالي وماذا يجب أن أفعل للحصول عليها؟

Can the landlord send me an eviction notice for non-payment despite submitting an offer and deposit at RDC? 0
I’ve lived in my building for over 4 years, with the most recent rent being AED 50,000. Each year, the management collects cheques and extra AED 2,400–2,500 cash (no receipt) for management and Ejari fees.
My contract was due for renewal on 15 Feb 2025, but management delayed, demanding a 10% rent increase even though no formal 90-day notice and the RERA index did not allow it.
After a month of excuses, the manager called on 12 March, insisted increase to 55K, and threatened eviction if I refused. When I referenced RDC, he hung up. The next day, he again made unprofessional remarks, so I decided to go with RDC.
I submitted my offer and deposit on 13th March, but the management didn’t respond. The case went to the judge on 14 April he ruled in my favor.
On 30 April, I applied for the execution of the ruling, and RDC says I can renew Ejari only on 8th May at DLD with cheques given to them.
However, on 1st May 2025, I received a notarized eviction notice for non-payment of rent and communication.
My question is, what will happen at DLD now?

Can I resign during the probation period without serving a three-month notice to take another job? 0
I am working in the private sector, and currently I am in the probation period. I got a government job, so I submitted a one-month resignation notice.
My current company rejected my one-month notice and ordered me to serve a three-month notice (as per the contract).
I enquired with One Time Centre, and as per their advice, after one month, I can stop work and register a complaint against my company.
For this matter, how will the UAE law help me to solve it?

Can the employer force the housmaid to work for unlimited hours without rest? 0
Hi
I'm a nanny, and at the same time, I work as a housemaid (khadama) here in the house. I work, but as I know, the nannies and housemaids have different rights, and my employer doesn't give me rest.
My work starts at 7:30 am and then finishes at 10 pm or less. It depends on whether the baby is asleep or what time they will take on me if not yet asleep. Is this right?
Also, at the time of eating, I'm still working because the baby is with me, so I just let her sit in her chair. That's how I eat.
Please answer me. I want to know my rights.
Because if I can leave during the 6-month probation, I want to take it if the employer is this kind. I don't know.
They are also expats, but they don't follow the rules of the UAE regarding a housemaid.

I hope you are well.
I am seeking legal advice regarding an unpaid salary issue with my former employer, [-----]2 LLC. I was employed with them from December 4, 2024, to January 7, 2025, on a monthly salary of 5,000 AED.
However, I only received a partial payment of 2,473 AED on February 24, 2025. The remaining 2,527 AED is still unpaid.
I submitted a complaint to MOHRE on March 2, 2025, but I am unable to proceed further through their official channels.
This is because I was working under the visa of my previous employer, [---] LLC, and not under [----]’s sponsorship.
As a result, I do not meet the criteria to file a labor complaint via the MOHRE app or hotline.
Given this situation, I would appreciate your guidance on how I can legally pursue the recovery of my remaining salary, considering the complications related to my visa status during the employment.

Hello,
My employer fired me under Article 44 for not showing up for work for 7 days in a row. But that’s not the case at all. I was sick and the management was aware and they let me go.
I went to another country to get treatment because it’s expensive in Dubai. My employer did not pay me my salary for the month I worked and fired me.
I have official sick leave from another country and there is correspondence where my employer sent me to another country for treatment.
The problem is that the employer says that he will take compensation for the training that was specified in the contract, but I did not undergo training at all; I immediately started work from the first day of work and there was no training.
Does my employer have the right to charge me such a fee and not pay my salary?

How to cancel the MoU to buy an apartment with the broker if the bank did not approve the loan? 2
Hi,
I have a situation where I signed an MoU and gave my security deposit to the seller's agent. However later, the bank valuation of the property is lower than the selling price.
On my MoU, it has a clause that “the buyer has a right to cancel/negotiate if the bank valuation is not the same as MoU.” I tried to negotiate, however, we didn't agree on the price so I asked to cancel.
Now the agent is threatening me that they will not cancel the MoU and that will deposit my cheque. Later I also came to know that the person I am dealing with is not the same person whose name is mentioned as a broker in the MoU.
The agent I am dealing with is constantly messaging me with threats. I decided not to speak to him and instead, I wrote an email to the broker whose name is mentioned on the MoU but received no response.
I am on a very tight timeline as I need to vacate my apartment in 3 weeks, I found another unit but I don't know if I can pursue this while the initial MoU still not canceled.
Please, I need advice.
