لقد قدمنا إخطارًا موثقًا قانونيًا بالإخلاء إلى المستأجر لدينا لأننا نعتزم بيع ممتلكاتنا.
المشترون المحتملون يطلبون رؤية الوحدة، ونقدم دائمًا إشعارًا لمدة ساعتين كحد أدنى للرؤية، لكن المستأجر لدينا صعب ويقيد النطاقات الزمنية لفترات قصيرة بشكل غير واقعي، لا عطلات نهاية الأسبوع، لا أمسيات... إلخ.
من الصعب جدًا تنظيم الرؤية. ما هي حقوقنا؟

Our tenant is trying to delay eviction for sale and her cheques have bounced. How to evict her?

Q: Hi,
We have an apartment that we are trying to sell and we also have a tenant living there. Her contract is until the end of May 2023.
We sent her an eviction notice through notary public on Dec 2022 and she has 1 year to vacate the apartment. She wants to extend her contract from May to Dec as she is still allowed to stay til December as per notary notice.
However, we are trying to stop her extension as she has bounced cheques, and she has been very uncooperative with agents viewing the apartment which is delaying the process of selling the apartment.
What can I do with this?

س: لقد جددت للتو عقد الإيجار الخاص بي، وفي الوقت الحالي أبلغتني صاحبة العقار أنها تريد بيع الفيلا وتريد من وكيلها ترتيب موعد لمعاينتها.
أنا أعمل من المنزل ولديّ طفل ورضيع في المنزل. نتوخى الحذر الشديد بسبب الوباء ولست مرتاحًا للغرباء الذين يدخلون ويخرجون من المنزل أثناء فيروس كورونا، ما هي حقوقي؟
لا يوجد شيء في العقد يتعلق بالمبيعات أو المعاينة.

The applicability of the existing contract between the previous owner and tenant to the new owner

Q: Hello,
I am buying an apartment to live in. The only problem is that the apartment is currently rented, and the tenant's contract will end at the end of November. We talked with her, and she is willing to leave earlier.
The real estate agent just sent me the contract between the current owner and her, which states that: "The landlord has to submit 60 days' written notice prior to the end of the contract to the tenant to inform them of any changes in the rent or terms and conditions (including vacating notice) of the tenancy contract."
So, if I buy this apartment, will the rules stated in the contract between them apply to me as well?
In the draft of Contract F, we also wrote that upon the completion of the transfer, the seller undertakes to send a notice directly to the tenant, in accordance with Clause 4.3 of the tenancy agreement, providing a minimum of 60 days' notice.
Per Clause 4.3, the tenant is expected to agree to vacate the unit. Could this be enough?

Am I liable for compensation to the new owner after vacating a property with an expired lease?

Q: Dear Lawyers,
I had been living in a house with an expired tenancy contract. The house was sold, and the security deposit was returned to me. Prior to the transfer, I had verbally informed the previous owner that I wanted to leave.
Ten days after the transfer to the new owner, I vacated the premises. The new owner is now asking me for compensation.
Does he have valid grounds to sue me, since my tenancy contract had expired and I didn't sign one with the new landlord?

Last Friday, I was booking tickets for the Miracle Garden on some Dubai tickets website, and on the OTP page, it showed 225 to be paid on my phone. The otp was added automatically, and I couldn't read the message properly. It turns out 4,225 got deducted from my account.
I immediately called the bank, and they said they can't reverse the transaction, fill out the dispute resolution form, etc. Even tho the transaction was in process today, the transfer shows complete.
Is there a way to get it back?
I registered an online complaint with the Central Bank and cybersecurity. I really need the money with my rent coming up, please guide me.

Someone impersonated an employee in the company I have owned since 2012 and extracted 18 mobile lines in addition to several iPhones.
I was surprised that the company cut off our landline and mobile communications on the pretext that he was monitoring a debt of 167,000 dirhams.

How can victims file a group case for fraud, bounced cheques, and misuse of credit cards? 0
Hello,
I would like to ask for legal advice regarding a fraud case in Abu Dhabi involving multiple victims. The suspect issued bounced cheques, received AED with a promise to exchange it into IDR but failed to deliver, misused other people’s credit cards, and operated an unlicensed travel/tour business.
Many clients paid for Umrah or vacation packages that never happened. The total loss is significant, and many victims have evidence such as WhatsApp chats, bank transfers, and bounced cheques.
We believe this involves a breach of trust and embezzlement. We would like to know if we can file a group case, what legal steps to take, and the cost of legal representation.
