Q: Hi there,
1. The landlord requested a 10% increase in rent upon renewal.
2. The RERA calculator does not allow an increase.
3. Offer and Deposit carried out by us.
5. The decision was ruled in our favor with renewal at current rental rates.
6. The landlord carried out a Rental Evaluation and filed a case against us.
7. Judgement was issued and the landlord won a case and got a 10% increase and we have to pay his fees, etc.
Is there any point in appealing this decision?
i.e. perhaps based on the offer and deposit that was given in our favor to renew with current rates (and we could say we followed the guidelines but now we are being punished by this as the landlord obtained a rental evaluation certificate).

Q: Dear Sir/Madam,
I reside in a Dubai community, and my tenancy renewal is approximately 95 days away.
The landlord is proposing a 15% rent increase, primarily based on rents listed on propertyfinder.ae, claiming that my current rent is 25% below market rates.
However, the RERA Rental Index indicates "no increase in the rental value" as my rent is at the top of the quoted range, prompting me to reject the proposed increase.
The real estate broker he hired at the time of my move-in recently contacted me, serving as an intermediary, mentioning that he would conduct a DLD valuation, likely resulting in a higher value.
However, he is attempting to negotiate first, considering the cost of around 2500 AED.
If we were to dispute, is the RERA Index Calculator the sole authoritative source for determining rent increases?
Additionally, if the DLD valuation is accepted, what is the potential maximum increase?

A landlord demands rent increase without DLD valuation. What to do?

Q: Dear Madam/Sir,
We live in Dubai. My landlord is trying to increase my rent outside the RERA index, based on a DLD valuation, which he still hasn't received (for 2 months).
1. 90 days before the renewal of my lease, the landlord offered me a new lease with a 20% increase in my current rent, with these words: "Please be advised of a rent increase of 20% based on rental evaluation report which is under process and in line with RERA rules and regulation."
2. I contested this offer by communicating the result of the RERA rent index, indicating that the maximum percentage increase is 5%.
3. The landlord insisted, saying that the 20% increase would indeed be effective and that he would communicate the rental evaluation to us shortly.
4. Now, we still don't have the evaluation report, 2 months after his e-mail requesting a 20% rent increase.
Can the landlord legally increase our rent without even waiting for the evaluation report and without respecting the RERA rules?

What can I do if the landlord insists on rent increase as per RERA Rental Index?

Q: What are your guidance and opinion on the below matter?
On 28th August, 90 days before the renewal, I sent an email notice for renewal of rent at AED X. The tenant disagreed with the rent renewal, stating that AED X is not in line with the rental index.
Enough reasons, the tenant did not agree. The apartment comprises the following features: one bedroom and a small one, a bed, and a cupboard. Provided kitchen with home appliances fridge, washing machine, and cooking range oven.
When the tenant did not agree and no conclusion was reached, I was left with the option to seek a DLD Rental Evaluation, which I obtained on 28th Nov 2023. The DLD provided a rental valuation of AED Y.
I communicated the DLD-provided rental valuation of AED Y to the tenant on 28th Nov 2023.
On the same day, I also provided a fair option to continue for 3 months at the last year's rent and to consider the revised 90 days' notice based on DLD rental valuation to decide whether to continue with the renewal or not.

Is the rent increase notice considered valid if the landlord did not mention the amount of increase?

Q: My landlord notified me of the intention to increase the rent 110 days before the lease expiry without specifying the amount of the increase.
He now (we are 60 days until renewal) wants to have the valuation done, according to RERA, there is no increase.
If he has a higher valuation, can he still ask for the increase or is it too late?
If I do not accept the increase, is he obliged to ask for a judgment?
If he wins, how much time do I have to vacate?

I have a question about rent renewal for an apartment in Dubai. My contract is up for renewal in 3 months, and I received notification of a 20% rent increase.
When attempting to use the Dubai Land rent calculator, I encountered the message: "Rental index data is not available for this period and will be updated later." Data is only available until the end of March.
If my contract were up for renewal now and I could use the rent calculator, there would be no increase in rent according to the calculator.
The owner is using current market rates as a basis, not the rent index.
What rates should be used to calculate any increase in rent?

Q: Dear Sir/Madam,
I am writing to seek your advice regarding a potential rent increase for my tenancy located in Free Zone Dubai.
On February 5, my landlord informed me via WhatsApp about a possible rent increase. However, this notification came before the 90-day window.
I responded by providing the landlord with the RERA Index information dated Feb-05-2024, which indicated no change in rental rates for similar properties at that time.
On March 13, 2024, the RERA Index was apparently updated, reflecting an increase in rental rates. My landlord then sent another WhatsApp message on the same date, citing this update as a justification for raising the rent.
As per RERA regulations, any notification regarding a rent increase should be delivered within the designated 90-day window before the lease renewal date.
Since the landlord's latest message falls outside this timeframe, with only 53 days remaining before the potential renewal, I am unsure whether I am obligated to accept the proposed rent increase.

Can the landlord send me an eviction notice for non-payment despite submitting an offer and deposit at RDC? 0
I’ve lived in my building for over 4 years, with the most recent rent being AED 50,000. Each year, the management collects cheques and extra AED 2,400–2,500 cash (no receipt) for management and Ejari fees.
My contract was due for renewal on 15 Feb 2025, but management delayed, demanding a 10% rent increase even though no formal 90-day notice and the RERA index did not allow it.
After a month of excuses, the manager called on 12 March, insisted increase to 55K, and threatened eviction if I refused. When I referenced RDC, he hung up. The next day, he again made unprofessional remarks, so I decided to go with RDC.
I submitted my offer and deposit on 13th March, but the management didn’t respond. The case went to the judge on 14 April he ruled in my favor.
On 30 April, I applied for the execution of the ruling, and RDC says I can renew Ejari only on 8th May at DLD with cheques given to them.
However, on 1st May 2025, I received a notarized eviction notice for non-payment of rent and communication.
My question is, what will happen at DLD now?

I am working in the private sector, and currently I am in the probation period. I got a government job, so I submitted a one-month resignation notice.
My current company rejected my one-month notice and ordered me to serve a three-month notice (as per the contract).

I'm a nanny, and at the same time, I work as a housemaid (khadama) here in the house. I work, but as I know, the nannies and housemaids have different rights, and my employer doesn't give me rest.
My work starts at 7:30 am and then finishes at 10 pm or less. It depends on whether the baby is asleep or what time they will take on me if not yet asleep. Is this right?
Also, at the time of eating, I'm still working because the baby is with me, so I just let her sit in her chair. That's how I eat.

By checking in Al Adheed, I have found there is a marital matter case against me in Dubai Courts. There is a hearing date for next week and the time mentioned in the case status with a link for an online hearing.
However, I have not received any message from Dubai courts regarding this by mail or phone. I have all contact details updated with EID. In this case, what should I do?

Dear Lawyers,
I have a question regarding an immediate eviction petition to the Urgent Judge. The tenant did not return the apartment on 26 January 2025, despite a 12-month legal notice that ended on 25 January 2025.
The tenant rejected all gas and fire prevention maintenance for 12 months. Al-Fanar Gas submitted a report with the tenant's signature and refusal after the tenant broke the gas detector.
The apartment was sold, and the new owner gave the tenant 90 days' notice. The tenant refused to show the new owner the apartment and ran away, according to building management.
The tenant ignored the 12-month legal notice, did not return the apartment, broke the gas detector, and refused gas and fire detection system maintenance.
The deal will be voided if the new owner cannot enter the property promptly. Can I petition the Urgent Matters Judge for quick eviction based on the tenant's violations?

How can I exit a partnership linked to an expired license and accumulating fines? 1
Good Day!
I am a partner in a trading license with two other individuals. Both of them were managing the business together as a cash-based operation without a bank account, while I was working elsewhere as an employee.
Now, one of the partners has passed away, and his parents are in conflict with the remaining partner, claiming he owes them money. However, the surviving partner insists that no money is owed and that everything is settled.
The license has now expired and cannot be renewed because the deceased partner’s family is not cooperating, leading to fines due to the inability to renew it.
Additionally, the remaining partner continues to conduct the same business, occasionally purchasing items under the company name.
As I am a low-salaried individual and cannot afford court fees, is there a way to remove myself from this situation, or are there any authorities who can assist me in this matter?
I am willing to help and provide whatever is required as evidence in this case.

Hi,
I am a non-Muslim indian expatriate, residing in Dubai since 2015. The first 5 years, I was on a working visa, and after the delivery of my first baby, I left my job and became dependent on my husband.
In 2018, we bought a house together where I invested AED 2 hundred thousand from my income (I have proof in the form of a cheque). I also paid AED 3300 monthly installment for 1 year, for a personal loan taken out for the house.
But in spite of my resistance, my husband tactfully put the house in his name, so the title deed was in his name. In 2024, when my kids and I were in India for vacation, he cancelled our visas and residency. He also filed for a divorce in India.
The divorce is not yet finalised, and we are still married. Since August 2024, he hasn't let me access my house in Dubai, so I filed a case, which eventually went in my favor in January 2025.
Since I used to travel on a visit visa, I left for India and returned in March, to find out that my husband had already sold the house. The new owner is residing there.
What can I do now?
