I bought an apartment and the previous owner served eviction notice. Do I need to serve a new one?

Q: I recently bought an apartment with an existing tenant. The previous owner served the tenant an eviction notice via Dubai Courts. By using this notice, can I evict the tenant or not? The eviction period ends on September 2023 and the current contract ends on April 2023. If I can evict the existing tenant, how should I prepare a new contract? Is it enough to prepare a 5-month contract and refer to the eviction notice in additional terms?

Is there any law regarding the nuisance caused by neighbors in the resting time?

Q: Are there any rules and regulations in Abu Dhabi that forbid the tenants to create disturbing sounds such as drilling, and other maintenance-related jobs on the weekends at their homes? I can not find any resources online. I appreciate it if someone could provide an answer.

What happens when the property is sold mid-lease?

And when should a new tenancy contract be made? Also, does a new contract have to be in place for the tenant to exchange the cheques, or does the existing tenancy contract with the previous owner remain valid for the purpose of exchanging the cheques?

I won the case against my ex-employer based on a lower salary. Should I appeal?

Q: Dear all, I have just won my case against my former employer. However, the salary the court used for the calculations of my arrears is the one mentioned in the labor contract (46000 per month) instead of the actual salary paid out via WPS (55200). I hired one of the best law firms here, and we submitted salary slips, bank statements with credits, and a salary certificate with 55200 as the salary. However, the judge used 46000 to calculate the payout. Now, I have the option to appeal. But the difference is barely 20000 and from what I have heard, the appeal could take 2-3 months more. What should I do? Appeal or take whatever is given? Grateful for your thoughts on this matter. Thank you.
