How to clear a police case for a PCC from outside the UAE?
Q: Hi Sir/Madam, I need to obtain a police clearance certificate. I left Dubai in 2018 and was advised that I must clear a police case at Naif Police Station for bank credit (less than 10,000 AED) before I can apply for the PCC. Can I increase rent in Dubai even if RERA rental index says no?
Q: Hello, I have a studio apartment in Al Merkadh. The rent for a studio apartment in Al Merkadh ranges from AED 46,000 to 56,000 per year. Currently, my tenant pays AED 54,000 per year. As per the law, can I ask him for a 10% increase in rent from the next renewal, which is due in the next 3 months? Am I entitled to increase the rent in this case? Can I increase the rent for my tenant even if the RERA rental index says there is no increase in rent? How can I obtain a rent valuation certificate for my property? If we ask our current tenant (a single person, not a family) to vacate the property upon the completion of the tenancy, will a 90-day prior notice by email suffice, or do we need to send him a notice through a lawyer? He is refusing to leave the property and is asking me to give him a 12-month notice, but when I gave him the property, he verbally agreed to leave it after 1 year. What are my options in this case? Employer withholding annual leave after financial help given earlier. What to do?
Q: Dear Sir/Madam, My employer offered me financial help in 2014, and he insisted on helping me even though I didn`t ask for it. Now that I have resigned and was about to take my annual leave from 2017 to 2023, he told me that we are even because he already gave me the money. Employee mistakenly submits documents, police case filed: What now?
Q: Dear Sir/Madam, An employee submitted a document and its attachments to two municipalities to obtain an NOC from Etisalat for a plot. The employee, who did not know much Arabic or the procedures in that municipality, mistakenly submitted an already filled-out form from another project (which had already been stamped by the municipality) and simply changed the project information and submitted it. The employee later realized the mistake and corrected it in one municipality. However, in the other municipality, they took it as if the employee had forged the document and filed a police case. The company blamed everything on the employee, even though it was not his job to submit these applications. What will happen in this case, when it was all a little mistake? No one was hurt by it, and the project was not even started; it was just a land NOC.
