Asking a tenant to evict a property via email only. Is it effective?
Q: Hello, I live in a villa in Dubai with my family. Last year when I renewed my tenancy agreement, the landlord informed me via email that he would not be renewing the tenancy in the following year as he wants to sell the property. He informed me that he would send a notarised eviction letter by registered post. This eviction letter never arrived, therefore as there are less than 90 days left on the tenancy agreement which ends in Jan 2023, I requested for the lease to be renewed. The landlord responded to me telling me that he will not be renewing the lease as he informed me last year via email that he would not be renewing this year. I told him that as he didn`t send a notarised eviction notice or letter by registered post then he should renew the tenancy for another 12 months. He has refused and said that I should vacate the property at the end of my current tenancy. Please can you advise if he is correct? Thank you!

Is there a penalty you need to pay if you leave before the end of the tenancy contact?
Q: Hello, I will certainly need to leave my flat one month before the end of the lease contract. The lease contract that I will have is already paid entirely. In that case, if I inform my landlord in advance that I will vacate the flat one month earlier, he cannot ask me to pay a penalty, right? Will he reimburse the last month in that case? The bank wants to take a property as collateral for an unpaid loan. What to do?
Q: Hello, I took out a loan in the amount of 4,000,000 DHS, and I repaid the principal amount but I refused to pay the interest which was 800,000 DHS, I still own a property in Dubai and the value is around 3,000,000 DHS. The bank wants to take the whole property as collateral for my debt. Can the bank do this? Or do they have to sell the property, take what I owe them, and pay me the rest? Q: Hello sir/madam, I was hired by my employer and the company offer letter was given to me. I worked for 3 months before my visit visa expiry. Before my visit visa expiry, I was given the last page of the labor contract to sign and give my fingerprint saying it`s for my employment visa.
