Q: Dear Lawyers,
My tenant is making monthly payments when Ejari is for four cheques. Moreover, he has not registered Empower or the DEWA bill in his name.
Sometimes, I make payments as a default, which would fine my account for 2500 AED—feeling helpless, as the tenant doesn't pick up the phone when payment is due.
Can I cut DEWA now so that he registers DEWA in his name?

Q: Dear sir/madam,
I signed a contract F with a seller to buy his house. I asked the seller to move into the house prior to signing the transfer document, and he agreed under the condition that I pay him a rent until the date our bank clears his mortgage.
After moving into the house and once his loan was cleared, he sent me an email and asked for more rent and threatened me to cut the DEWA. The transfer should happen next week, what is my legal position?
As per the contract, he is obliged to come to the signature. I told him that if he disconnects the DEWA and asks me to leave the house, then he is breaching our initial rent agreement, based on which I moved to the house.
Can he know use this in court by not coming to the transfer date appointment, saying that I didn't pay him rent?
I confirmed many times that I will still pay the rent we agreed on in the first place unless he cuts the DEWA or ask me to leave.

Q: Hello,
During the pandemic, I was unemployed and living in a one-bedroom apartment with my wife, who was also unemployed, and my five-year-old daughter.
Since we were not working for roughly two years, from the beginning of 2020 until the start of 2022, I was unable to pay rent.
The landlord's office could not evict me as all such procedures were on hold by RDC, so they resorted to disconnecting electricity and water since the DEWA account was under their name.
This resulted in my family and me living in the house without electricity or water from March 2021 until February 2022, which was the eviction date. Due to these harsh living conditions, my young family and I suffered immense moral and financial losses.
During this period, I made several attempts in person and by email to restore the DEWA service upon payment of a partial amount, but to no avail.
I want to know if I have legal grounds to sue the landlord for this action and demand compensation.

I rented a studio on a monthly basis, and my rent included all utilities and bills, with a contract that isn’t Ejari.
Now, the landlord has cut off the DEWA and is asking me to vacate the unit and take the rest of my rent three months before the contract expires.
Is there any legal action I can take against him?

Q: Hello,
I was supposed to renew my rental contract in early February, but due to harassment and threats, we agreed in rental court that we would settle and move out.
Now, while awaiting the verdict, the landlord has gone ahead and canceled DEWA.
What can I do? Isn’t that illegal?

We received a cheque which has now bounced. We have tried for over a month and a half now to get a new cheque from the person, and every day he says the next day.
We need the money now. We have been to the police station, and they said they can not do anything as the reason the cheque bounced is "Insufficient funds."
We have been to Al Barsha - Dubai Courts, and they said there is nothing they can do about it.
We are not sure what we can do. We need the money asap to pay our kids' school fees, let alone all the interest we have lost.

I joined my new company on February 26, 2025. Upon joining the new company, I asked HR if it was free to join the company, and she said yes.

One of my friends joined a Telegram group. They said, "We will transfer some amount to your account, and your task is to transfer this amount to another account. Once the task is completed, you will get 30 or 50 AED per task."
He completed 3 to 4 tasks, but he realized it was not good, so he stopped. After one week, when he opened his account, it was blocked, and the bank said, "We are conducting an investigation; after this, we will let you know."
After some days, he had an accident and went to his home country. He then received a call from a landline number, which was from the Abu Dhabi police station.
They said, "We have received a complaint against you; come to our investigation department." However, due to his surgery and treatment, he could not go.
After some time, his bank account was reopened, and he did not receive any further calls. I want to know, if he comes back to the UAE or goes to any other GCC country, will he face any problems?
If someone has a case in the UAE, can they travel to another GCC country?

Based on Decree-Law No. 33 of 2021 regulating labour relations and its executive regulations, you are entitled to a paid weekly rest for not less than one day, as specified in the work contract or the work regulation.
The Council of Ministers may increase the weekly rest day stipulated in this article. The Decree-Law and its executive regulations also stipulate that you are entitled to an annual leave with full pay as follows:
- Thirty days for each year of your extended service.
- Two days per month in respect of any employee with more than six months and less than one year of service.
- Leave for parts of the last year of your service in case it is terminated before you use your annual leave balance.
Now my question is: do I have 22 days I can use? Can someone explain to me in detail?
