Q: Dear Sir/Madam,
My landlord has sent me an eviction notice via email.
As far as I know, they need to serve a formal notarized notice, stamped by the courts and delivered by Aramex, Emirates post or any registered mail/postal services for us to vacate the property.
Can we stay because they didn't send the notarized notice through postal services?
Or should we vacate the property?

Last year there was a mutual agreement with my tenant via email to terminate the tenancy contract this year.
However, the tenant wants to renew for another year due to a change in his circumstances.
Do I need to send a 30-day judicial notification for breach of contract before filing an eviction case in RDC?
On what legal grounds can I file an eviction case if the tenant doesn't honor a mutual agreement via email?

Q: In my landlord-tenant dispute scenario I have received conflicting answers from lawyers, so I want to know if you have any real judicial judgments from the RDC on this:
The property was tenanted and the tenant received a court-stamped 12-month eviction notice due to the landlord wanting to sell the property.
The property was sold to a new owner prior to the end of the 12-month period.
The tenant claimed that the previous eviction notice was invalidated due to a change of ownership and refused to vacate.
The new landlord sent a subsequent court-stamped notice, referencing the date of the previous eviction notice and instructing the tenant to leave as the landlord desires to move in himself.
The tenant claims that the subsequent notice has no legal basis, neither in reinforcing the original notice nor as a new 12-month eviction notice.
The original 12-month eviction period will expire on June 8 and the new landlord will raise an RDC case on June 9 to evict the tenant.

Does signing a new contract after receiving an eviction notice make it invalid?

Q: Dear Lawyers,
My landlord issued an eviction notice dated 31st July 2023, stating that I should vacate the property by 31st July 2024.
However, on the same day, the agency acting on behalf of the landlord sent an email saying the landlord agreed to sign a new contract with a 5% increase.
On 2nd August 2023, I signed a new contract, which is valid from 14th November 2023 to 13th November 2024. It was signed by the landlord, and Ejari was issued until 13th November 2024.
Now I want to renew the current contract, but the agency is saying there is an eviction, and I need to vacate the property. My understanding is that I signed a new contract after the eviction notice, and therefore, the eviction is no longer valid.
Am I entitled to renew the current contract, or do I need to comply with the eviction and leave the property?

Q: I bought an investment property last year on the condition that the landlord serve the 12-month notice specifically for the purpose of selling the unit and gave the tenant the notice.
The landlord sent a court notice of 12 months for selling the property which was sold to me.
Plus at the time of renewing the lease with the new landlord (myself) during these 12 months. It was mentioned in the contract that the landlord will not renew.
It was also mentioned that the validity of the contract is until the date of court notice.
The landlord sold the property as per the notice.
The tenant got their 12 months. Now the tenant is refusing.

Dear All,
I currently have an annual rent contract with a hotel apartment in Al Barsha, Dubai. I have a separate Ejari and pay my unit's DEWA bills. My current yearly rent is the same as the rent advertised for new units in the same building.
However, my contract renewal is due in three months, and the building management has informed me that a 10% increase in rent will be applied if I wish to renew.
According to the RERA rental index calculator for the Al Barsha area, my current annual rent is already higher than the average rent, so no increase in rent is permissible.
The building management has stated that they don't fall under the RERA rental index because they're hotel apartments. I wish to verify whether they fall under RERA rent index guidelines or not. Please advise.
I am willing to open a rental dispute case and seek legal help, but I need to check if it will be valid.

Lawyers misunderstood my question. Please read carefully and then guide me.
Case Type: Civil Case
Claim amount: 400,000
Paid: 65,000
Reason: Commercial agreement of supply
Emirate: Ajman
This case was registered in 2022. The judgment was in my absence, as notices were sent to the wrong address.
I was sent to jail. I made a down payment, bailed, and paid some more amount as installments. The total paid amount is AED 65000.
Now, again, an arrest warrant is issued as I did not pay the remaining 335,000 of the claim.
According to me, I had to pay only this amount because the executioner made a wrong claim, not as per the genuine claim.
So I want to reopen the case file.
I want the court to reinvestigate and start the case from scratch.
1) How can I make that request?
2) What documents are required?
3) Chances of reopening of case?
4) Cancellation of arrest warrant
Please guide me in detail, as I will do everything myself, as I cannot afford a lawyer right now.

A bank has filed an execution cheques case through the Dubai Courts due to nonpayment of a personal loan and credit card.
Is a travel ban automatically applied?
I looked on the Dubai Courts website, and it says the judge has issued a “reserved” order for my case.
Furthermore, when the bank emails, they threaten me with a travel ban. So I am assuming there is no travel ban issued (but I don’t know). I haven’t received any notice of a travel ban.
If there is a travel ban, how do I find out?
I have checked the Dubai police app, and there are no financial crimes against me.
Please advise if you know.
