I agreed with my tenant verbally to vacate my apartment and now he refuses to leave. What to do?

I have a 2BHK apartment with a garden in Dubai and I have rented to the tenant for the last 2 years.

We verbally agreed on WhatsApp and phone about the evacuation and he agreed he would vacate.

Now he is playing with me and asking me to serve the legal notice to him to vacate.

If you want to evict the tenant from the apartment you need to serve a 12 months notice.

But this is only applicable if you want to use the property personally or for the sale of the property.

Otherwise, you can not evacuate them from the apartment. If you have not followed this, you need to compensate the tenant.

Normally, in order to evict a tenant you will have to serve a 12-month eviction notice, as per the prevailing rental law in Dubai.

The promises made by the tenant are not enough to evict the tenant from the property.
