Q: I bought a real estate unit more than 3 years ago. The project has been cancelled and at the cancelled real estate project committee in Dubai Courts for more than a year. I don't know how to follow up with them as they are not responding to my calls or emails.

Q: We won a court case against a property developer in Dubai back in November of last year. The court has issued an order of execution against the real estate developers assets. It has been now more than 3 months that this order has been issued and our lawyer keeps saying that the court can't find the assets even though the real estate developer have a project in construction and has advertising on billboards, buses, gas stations all over the UAE. What can we do in this instance and how can we make sure that the order is executed and we get our money back?

Q: We are based in England, and we have invested in one of the projects called Lawns III at Jumeirah Village, Dubai in April 2009. We paid about AED 448335 to a company called DEC LLC, P.O. Box 333876, and came to know that the project did not even start. Now, we are chasing to get the refund with no answer from them and would like to know our right to get the refund in full with no delay. Could you also provide me with legal help in order to submit my case?

Q: I had invested in a real estate project in Dubai, but it was canceled and the special committee was formed under the property law. But a few weeks ago, new property law has been established under which the special committee no longer exists. Kindly let me know how can I get my invested money back!

Q: Good evening, I invested 90% in a property in 2006. The initial developer was jailed, and then it was sold on to another developer. When I lived in Dubai, I went to the Land Department many times but got nowhere. The new developer was given a deadline to start, and that kept changing. I am now in the UK and have emailed the land department many times, but they don't reply. Finally, they replied to me on Twitter on 21 December 2021. Their words were: 'We would like to inform you that the project is under transfer to the Cancelled Projects Committee. It is currently under study. Time took: about two months' I'm not sure if 'time took' is just a language error, and they mean that it will take two months. And I don't know what will take two months, to transfer, to cancel or to get a refund? Obviously, the main thing I want to know is how to get my money refunded as it has been 16 years!!!!! But I'd like to know what the process is. I still have the original contract. Thank you

Q: Dear sir/madam, I have an apartment and the project is on hold for a very long time (about 14 years). Our project is on the list of "Canceled Real Estate Projects" (in the list of 1st Liquidation Committee) and my money is stuck in this. How can I get the money back? Thanks!

This Law establishes interim property register in which sale contracts, off-plan sales, and other off-plan legal dispositions of real property are registered prior to inclusion in the property register maintained by Dubai Land Department.

The provisions of this Law supersede articles (2) and (11) of Law No. (13) of 2008 Regulating the Interim Property Register in the Emirate of Dubai.

This Resolution approves the Implementing Bylaw of Law No. (13) of 2008 Regulating the Interim Property Register in the Emirate of Dubai.
