Hello, I bought a property that was tenanted. However, the tenant absconded and claims he handed it over to the previous owner. I was never informed of this by either the tenant or the landlord. The landlord’s failure to hand over the property has caused us significant issues. We also purchased the house for its good rental yield, and it feels like some kind of scam. What legal actions can we pursue?

السلام عليكم، حصلت على عرض عمل براتب أكبر من الحالي وأرسلته للكفيل بالواتس وأحضرته معي بالشركة والكاميرات سجلت كل شيء. رفض توقيعه بالقبول أو الرفض وأخبرني أنه يريد نصف تكاليف الإقامة التي دفعها من قبل حيث دفعت أنا نصف تكاليف الإقامة فقط وهو دفع النصف الآخر. يحاول الآن إرضائي كي لا أتركه برفع راتبي الحالي، وقد أظهر لي سماحة في التعامل حتى فاتني عرض العمل الذي حصلت عليه. بعد أيام طلب مني الاحتفاظ بجواز السفر معه، فهل يستطيع إلحاق الضرر بي حين يكون معه جواز السفر الخاص بي أو يستطيع التعميم علي في أي وقت؟ الزملاء بالشركة يؤكدون أنه غدر بأكثر من شخص كان يعمل معهم عندما شعر منهم بالرغبة في ترك العمل والذهاب لغيره.

Hello, My employer fired me under Article 44 for not showing up for work for 7 days in a row. But that’s not the case at all. I was sick and the management was aware and they let me go. I went to another country to get treatment because it’s expensive in Dubai. My employer did not pay me my salary for the month I worked and fired me. I have official sick leave from another country and there is correspondence where my employer sent me to another country for treatment. The problem is that the employer says that he will take compensation for the training that was specified in the contract, but I did not undergo training at all; I immediately started work from the first day of work and there was no training. Hi, I have a situation where I signed an MoU and gave my security deposit to the seller's agent. However later, the bank valuation of the property is lower than the selling price. On my MoU, it has a clause that “the buyer has a right to cancel/negotiate if the bank valuation is not the same as MoU.” I tried to negotiate, however, we didn't agree on the price so I asked to cancel. Now the agent is threatening me that they will not cancel the MoU and that will deposit my cheque. Later I also came to know that the person I am dealing with is not the same person whose name is mentioned as a broker in the MoU. The agent I am dealing with is constantly messaging me with threats. I decided not to speak to him and instead, I wrote an email to the broker whose name is mentioned on the MoU but received no response. I am on a very tight timeline as I need to vacate my apartment in 3 weeks, I found another unit but I don't know if I can pursue this while the initial MoU still not canceled. Please, I need advice.

The judgment was in my absence, as notices were sent to the wrong address. I was sent to jail. I made a down payment, bailed, and paid some more amount as installments. The total paid amount is AED 65000. Now, again, an arrest warrant is issued as I did not pay the remaining 335,000 of the claim. According to me, I had to pay only this amount because the executioner made a wrong claim, not as per the genuine claim. So I want to reopen the case file. I want the court to reinvestigate and start the case from scratch. 1) How can I make that request? 2) What documents are required? 3) Chances of reopening of case? 4) Cancellation of arrest warrant Please guide me in detail, as I will do everything myself, as I cannot afford a lawyer right now.

I booked a hotel stay for Eid through a travel agency two weeks before Eid. The travel agency confirmed the booking on payment. One day before Eid, the agency reached out, saying they had an issue with the supplier/hotel and the booking would be cancelled. They offered alternative hotels that didn’t match the original property. I suggested some properties, and they couldn’t arrange them, or they asked for further payment, so I didn’t book anything through them. What are my rights to a refund and compensation, as I had to book other arrangements separately at a significantly higher cost due to the last-minute prices? It also caused significant emotional distress, less than 24 hours before the holiday. To which authority can a complaint be made in case of an unsatisfactory outcome? Both the agency and the hotel are in Dubai.

A bank has filed an execution cheques case through the Dubai Courts due to nonpayment of a personal loan and credit card. Is a travel ban automatically applied? I looked on the Dubai Courts website, and it says the judge has issued a “reserved” order for my case. Furthermore, when the bank emails, they threaten me with a travel ban. So I am assuming there is no travel ban issued (but I don’t know). I haven’t received any notice of a travel ban. If there is a travel ban, how do I find out? I have checked the Dubai police app, and there are no financial crimes against me. Please advise if you know.
