Hi, I bought a flat in April in Dubai with my husband. The flat has a tenant with a rental contract from the previous owner. The tenancy contract expires in June. The tenant has previously committed to leave and now wants to stay. 1. Can we force the tenant to leave as per previous confirmations? 2. A bank has filed an execution cheques case through the Dubai Courts due to nonpayment of a personal loan and credit card. Is a travel ban automatically applied? I looked on the Dubai Courts website, and it says the judge has issued a “reserved” order for my case. Furthermore, when the bank emails, they threaten me with a travel ban. So I am assuming there is no travel ban issued (but I don’t know). I haven’t received any notice of a travel ban. If there is a travel ban, how do I find out? I have checked the Dubai police app, and there are no financial crimes against me. Please advise if you know.

My landlord was asking for an unjustified rent increase of 9K, while the RERA calculator showed 3K. He was threatening to go through the Rent Valuation process, however, he only gave me a notice period of 83 days. According to Dubai Decree No 43 of 2013 and Law No 33 of 2008, landlords are required to provide a 90-day notice period before making any changes to the rental contract, including increasing the rent amount. Failure to comply with this notice period entitles the tenant to refuse the rent increase. As the current contract is coming to an end by the end of next week, I have made several attempts to reach out to my landlord and his real estate agent to reiterate my interest in extending the contract and collecting the rental cheques at the old prices. Also, I kindly requested that they provide me with the contract as soon as possible.
