Is the eviction notice still valid after changing ownership?

Hello,

I recently bought a property in Dubai with the intention of moving in. However, there is a current tenant who was served an eviction notice by the previous landlord. The eviction notice is set to expire on June 8, 2023.

I have asked the tenant when they plan to move out, but they are refusing and claiming that the eviction notice is void because there has been a change in ownership.

My question is whether the tenant is correct and the eviction notice is no longer valid, or if it is still valid and the tenant should vacate the property by June 8.

If the change in ownership was transferred during the term of the lease period, then the legal notice is valid and binding on the tenant.

However, if the change in ownership has occurred after the expiry of the tenant's TC, then the legal notice shall be void.

They did not get an Ejari for the most recent year so the most recent Ejari expired on October 17, 2022.

They made another contract and signed it, but they did not register the Ejari.

That contract expires on June 8, 2023.

If the notice of eviction was given 12 months ago, by registered mail or notary public, then the notice is legal and valid.
