Can the landlord rent a villa again after evicting the tenant and failing to sell it?

I am a landlord and gave notice (Notary Public) to the tenant to vacate the villa for personal use or to sell 14 months back. Now the tenant has vacated the villa two months before after completing one year of the notice period.

There are three real estate agents working to sell the villa for the last two months but the price offered is less compared to my purchase price.

Please let me know if I can rent the villa again since I am not able to get a buyer for the villa and keeping the villa vacant for more than two months is a loss for me.

I have to pay monthly house loan EMI and it is becoming difficult to manage.

It is possible but preferable to send a legal notice to the old tenant that you failed to sell and will rent it so that he does not file a compensation claim against you.

Dear S.,

As per UAE law, a landlord can not re-rent their unit for another two years after eviction.

If a landlord is to do so, the previous tenant can claim compensation should they have grounds and proof that the unit is indeed being rented out again.

The landlord, in case the unit has not been sold and wishes to rent it out again, must re-offer the unit for rent to the original tenant (regardless if they have moved out or not).
