Can a landlord evict a tenant based on an email, even if the official notice was served afterward?
Q: Hello, Good day! My landlord has sent me an eviction notice, which I received on 14 August 2024. The reasons are: - For personal use or close relatives. - For sale. Now, my landlord is pressuring me to move out at the end of my contract on 30 April 2025. I am aware that the eviction notice must be served 12 months before the eviction date. In this case, the vacating date must be 14 August 2025. For context: last year, three months before my tenancy renewal, my landlord sent me an email informing me that I had to move out on 30 April 2024. I objected, as there was no official 12-month eviction notice served through a notary public or registered mail. Based on this, I renewed my contract at RDC for another year on the same terms. Today, the landlord is telling me that because he informed me of his intention through email more than a year ago, he can now evict me at the end of this contract, on 30 April 2025, and not wait until the legal notice period ends on 14 August 2025. Q: Hi, I am a landlord and need advice on the following scenario. - The contract with my tenant expired in Sep 2024. Upon requesting the renewal, the tenant mentioned that she is out of the country and will sign the renewal contract and provide the rent checks. In the meantime, she paid the first quarter of rent through a bank transfer. - After 3 months, when the next quarter`s payment was due, she deposited the next quarter`s rent into my bank but did not sign the contract renewal despite my follow-up with her multiple times. At this time, she had returned to Dubai. - Now the next quarter payment is due, however, the tenant is not responding to WhatsApp or answering calls. She is NOT paying rent or renewing the contract. What action can I take since she is not answering my calls or messages? She does not have a valid contract or Ejari, and her rent is delayed by 1 month. All WhatsApp messages are delivered, but she chooses not to respond.+2

Q: My brother had a heart attack two weeks ago, and the ambulance took him to the nearest hospital, where the staff and doctors provided excellent care. Unfortunately, the hospital was not covered by his insurance. After an emergency procedure, they inserted a stent, and he was discharged four days later, with a referral to a hospital that was covered by his insurance. When we arrived at the referred hospital, the doctor wanted to insert additional stents, as mentioned in the discharge documents. However, the hospital applied for insurance approval, and the insurance provider rejected the request. When we contacted the insurance company, they insisted that he travel back home to continue his treatment. However, he is unable to travel due to his condition. Kindly assist with this matter.+1

Q: I`m looking for advice- I had applied for immigration service to Canada via an agency in Dubai, however, it`s been a few months and there is no positive reply from their end. They keep giving evasive answers, such as my job role is not coming up, or the Government has put the applications on hold, or other things which are totally different from the picture painted before availing their service. The contract mentions this about refund: "The company is eligible to provide a refund if any wrong information is provided during our advocacy while discussing the case with the consultant." My Question is- are such immigration consultancies legal in the UAE? Is it legal for them to provide such services? And am I eligible for a refund if not for damage claims (for wasting my time with their inefficient services)?2025/04/17
