How to delay a eviction by court a few days to pay rent and renew contract in agreement with the landlord?
I’m searching for legal advice regarding timing RDC.
I have an RDC enforcement case and got the final judgment and payment deadline. I asked the landlord for 6 days extra to make the payment, which will be happening in the next few days.
In the meantime, I was contacted yesterday evening by the enforcement team to ask if I had already vacated the property.
My question is:
1. How many days are usually granted by the eviction team?
I’m speaking about between contacting me regarding the eviction and enforcing eviction.
Can they grant me a few days or how does this work?
2. Will the enforcement/eviction team take into account that I spoke to the landlord about a few more days to pay and renew the contract?
3. Will the enforcement team schedule a specific date for eviction or how is this handled?
Do they just come without an appointment or do they schedule a specific time and day to come?
I cannot get hold of the eviction team - so do they make an appointment to come or how does it work exactly?
Greetings,
Regarding your RDC enforcement case, here are some key points:
Eviction Timeline: Once the enforcement team contacts you, the eviction process can proceed quickly. The granted time frame varies, but typically, enforcement does not offer extended delays unless legally approved.
Landlord Agreement Impact: Informal agreements with the landlord do not automatically delay enforcement unless officially submitted to RDC.
It’s advisable to get a written extension and notify the enforcement team through legal channels.
Eviction Scheduling: The enforcement team usually sets a specific date for eviction, but you may not receive much advance notice. They generally notify tenants before proceeding but may act without an appointment if necessary.

Hello,
After a judgment has been made by the Rent Dispute Committee (RDC), if it includes an eviction order, the enforcement team (usually the police or court-appointed bailiffs) will begin the process of enforcing that order.
Typically, this means giving you notice and scheduling a date for eviction. In many cases, you might be granted a few days to vacate the property before the eviction is enforced.
The usual period between receiving the notice of eviction and actual enforcement could be anywhere from 3 to 7 days, depending on the urgency of the situation.
However, this can be more or less, based on your circumstances and the discretion of the enforcement team.
Dear Sir/Madam,
Thank you for reaching out regarding your concerns about the enforcement process of your RDC case.
I understand the urgency of your situation, and I will address your questions professionally based on Dubai’s rental dispute regulations and procedures.
1. Timeline for Eviction Enforcement
The enforcement team typically acts promptly once a final judgment is issued by the Rental Dispute Settlement Centre (RDC).
While there is no standardized grace period, tenants are generally given 24 to 72 hours notice before eviction is enforced.
However, this timeline can vary depending on the specifics of the case and the enforcement team’s schedule.
2. Consideration of Communication with the Landlord
Although you have communicated with the landlord regarding additional time to make payment and renew the contract, it is important to note:
- The enforcement team operates strictly based on the court order issued by RDC.
- Private arrangements between you and the landlord may not be considered unless they are formally documented and submitted to RDC as part of the case file.
- If you have reached an agreement with the landlord for additional time, ensure that this agreement is formalized in writing and shared with RDC immediately to avoid enforcement actions.
3. Scheduling of Eviction
The enforcement team generally does not schedule a specific date or time for eviction. Once the court order is active, they may arrive at any time to enforce eviction. However:
- They often attempt to contact the tenant before arriving at the property, as you experienced.
- It is advisable to maintain open communication with them to stay informed about their intentions.
Recommendations
To address your situation effectively:
1. Make Payment Immediately: Prioritize making the payment within the next few days as planned. Once payment is made, provide proof (e.g., receipts or bank statements) to RDC and inform them that you have resolved the matter.
2. Formalize Any Agreements: If you have reached an agreement with your landlord for additional time or renewal of the contract, ensure that this agreement is documented in writing and submitted to RDC without delay.
3. Communicate with the Enforcement Team: If possible, continue trying to contact the enforcement team directly to explain your situation and confirm whether they can grant additional time based on your payment plan.
4. Seek Legal Assistance: If you anticipate further complications or require representation, consult a lawyer specializing in Dubai tenancy law immediately. A legal professional can assist in liaising with RDC and ensuring your rights are protected.
Conclusion
While eviction enforcement timelines are typically strict, proactive communication with RDC, the landlord, and the enforcement team can help mitigate risks.
Formalizing agreements and making payments promptly will strengthen your position and potentially prevent eviction.
Should you require further assistance or legal representation, please do not hesitate to reach out.
Best regards,
Dear Questioner,
Thank you for your inquiry. Here’s a summary of how the eviction process works under UAE law:
Eviction Timing: The enforcement team typically grants a few days to one week's notice before proceeding with the eviction. However, this depends on the case, and extensions are granted on a case-by-case basis.
Extension for Payment: While the enforcement team focuses on executing the court’s judgment, if you’ve discussed a few more days with the landlord for payment, you must formally document this agreement.
The enforcement team will consider official updates, but not informal arrangements.
Scheduling Eviction: The enforcement team does not usually schedule a specific date or time for eviction and may show up without an appointment. However, you may be able to coordinate with them for a specific time if needed.
I recommend contacting the enforcement team directly to discuss any flexibility on the eviction date. If you need assistance drafting formal communication with them or the landlord, please let me know.
