Can my landlord evict me immediately for overdue rent?
Good day,
I have one pending rent payment. Since I lost my job, I haven't been able to pay my last rent, which will be 15 days overdue on November 15.
Does my landlord have the right to evict us immediately without proper notice and to say they will file a case that I will have to pay for?
Please advise!

Dear questioner,
The landlord is required to send you a proper and valid eviction notice if he intends to evict you from the apartment.
While filing the case, the landlord is required to pay the court fees and other legal fees from his own pocket.
Only if he wins the case can the landlord recover the amount from you.

Dear Questioner,
Thanks for your inquiry!
According to UAE law, a landlord cannot evict a tenant without following the proper legal procedures. This includes giving a written notice to the tenant and allowing a grace period for the payment to be made.
The landlord also cannot force the tenant to pay for any legal fees related to the eviction process.
If you are unable to pay your rent, it is important to communicate with your landlord and try to come to a mutually agreed-upon solution.
You can also seek legal advice from us as a lawyer or contact the Rental Dispute Settlement Center for assistance.
It is important to address the issue as soon as possible to avoid any legal consequences.

Greetings,
Hello,
If you have missed a rent payment, the landlord cannot evict you immediately without following the proper legal procedures.
The law provides tenants with certain protections but also places obligations on both parties. Under the UAE Rental Law, a grace period of 30 days is typically allowed for rent payments after the due date (the specific grace period may vary depending on the lease agreement).
If rent remains unpaid after the grace period, the landlord can begin the process of issuing a formal eviction notice. The landlord must issue a written notice to the tenant, demanding payment or vacating the property.
The notice must be in writing and clearly state the reason for eviction. It must be given through a legal channel (e.g., via registered mail or through the Dubai Courts system).

Hello,
If your property is in Dubai, then according to the law, the landlord is required to notify you of the overdue rent with a 30-day notice.
However, if the property is in another emirate, the process may differ from one emirate to another.
No, your landlord cannot evict you immediately without proper notice. Under Dubai's tenancy laws, a landlord must follow specific procedures before initiating eviction proceedings.
These typically involve issuing a formal notice and allowing a reasonable period for you to rectify the situation.

Dear Questioner,
In the event of a delay in paying rent, the landlord must warn you to pay and wait 30 days. If you do not pay within this period, the landlord will file an eviction lawsuit against you, so we advise you to contact the landlord to give you a grace period to pay.
