I submitted an offer and deposit file to the RDC for rental increase but no response from landlord. What to do?
Dear lawyers
I submitted a file to the Dubai Land Department (RDC) through a trustee center regarding the rental increase by the landlord. I submitted the documents as per the trustee officer.
Now I record the email that ‘the offer and deposit request has been rejected by the system as there has been no response from the respondent for 5 days.
What do I do next?
Is there any fault on my side?
Kindly advise.
Hello,
If there has been no response from the landlord regarding the issue (rental increase), you may want to send a reminder letter or communication to the landlord, especially if you have not already done so.
If you have communicated properly with the landlord and they still haven’t responded, this could strengthen your case for taking further legal steps.
If the landlord has failed to respond to your request for the rental increase or Offer and Deposit, ensure that you have properly documented and sent a formal reminder to the landlord (preferably via email or a legal notice).

Dear Questioner,
Thank you for your inquiry. Based on the information you've provided, it seems that the system has automatically rejected your request due to the lack of a response from the respondent (the landlord) within the given 5-day period.
Here’s what you can do next:
1- Check the Timeline: Review the timeline and confirm whether the 5-day period for the respondent to reply was met. If the deadline has passed and the landlord has not responded, the system might automatically reject the request due to the absence of a response.
2- Follow Up with the Landlord: If you have not already done so, you may consider following up with the landlord or their representative to ensure that they are aware of the request. A formal reminder or another attempt at communication may be needed to get a response.
3- Re-submit the Request: If the system rejection is due to the absence of a response, and the 5-day period has passed, you may need to re-submit your request through the trustee center. Ensure all required documents are attached and verify that the landlord is aware of the submission.
4 - Legal Support: If the landlord continues to ignore the request, you may wish to consult with a legal professional who can assist you in following up or pursuing further actions.
As for whether there was any fault on your side, it doesn’t appear that you made any errors based on the system's automatic rejection. However, it’s important to ensure all deadlines and documentation are correct and complete when submitting through the trustee center.
If you need further assistance or help with the re-submission, feel free to reach out by;phone or email. We are available to support you with this matter.

Based on the rejection message you received, here is an explanation of why your Offer and Deposit request may have been rejected and the next steps you can take:
1. Reason for Rejection
The rejection notice likely indicates that the respondent (landlord) did not respond to the Offer and Deposit request within the required 5-day period. Under Dubai tenancy laws, the following are key points to consider:
Process Requirement:
The landlord must respond to the Offer and Deposit request within 5 working days of receiving the notice.
System Rejection:
If there is no response, the system automatically rejects the request, considering it incomplete or unresolved.
3. Recommended Actions
Step 1: Visit the RDC Trustee Center
Confirm with the trustee center whether all documents were submitted correctly and whether the rejection was due to a procedural issue or landlord non-response.
Step 2: File a Case for Rent Renewal
If the landlord is unresponsive and the Offer and Deposit process fails, you can escalate the matter by filing a formal case for rent renewal at the Rental Dispute Center (RDC).
Required documents for filing a case:
- Copy of the tenancy contract.
- RERA Rental Index calculation to confirm the permissible rent increase.
- Proof of your Offer and Deposit submission and rejection notice.
- Any prior communications with the landlord (emails, messages).
Step 3: Pay Rent via RDC
While the case is ongoing, you may deposit the lawful rent amount with the RDC to ensure compliance and avoid claims of non-payment by the landlord.
Step 4: Seek Legal Assistance if Needed
If the process seems unclear or requires additional follow-up, engaging a legal consultant can help streamline the case filing and representation at RDC.
4. Key Legal Considerations
Tenant’s Right to Renewal:
As a tenant, you have the right to renew your contract under Dubai tenancy laws at a lawful rent increase based on the RERA Rental Index.
Landlord’s Obligation to Respond:
The landlord’s failure to respond to the Offer and Deposit request strengthens your position in the event of a formal case.
5. Conclusion
The rejection of your Offer and Deposit request does not affect your rights. You can proceed by confirming the details with the trustee center and, if necessary, filing a formal case at RDC for rent renewal.
If you need assistance with filing the case, preparing documents, or representing you in RDC proceedings, I am here to assist.
