طلب وكيلنا زيادة الإيجار دون إخطارنا بـ 90 يومًا. لقد أعطانا إخطارًا لمدة شهر واحد فقط.
إنه يهددنا الآن بأنه إذا لم نوافق على الزيادة، فسوف يطلب شهادة تقييم الإيجار، وستكون الزيادة أعلى بكثير.
سؤالي هو، هل يمكنه القيام بذلك؟ تنص RERA على أنه يحتاج إلى إخطارنا بـ 90 يومًا.
لقد نظرت إلى عقدنا، وعلى الرغم من أنه لا ينص صراحةً على أنه يحتاج إلى إخطارنا بـ 90 يومًا، إلا أنه ينص على أن الزيادة ستكون وفقًا لإرشادات RERA.

فيما يتعلق بتجديد عقد الإيجار - بوصفي مالكًا - فقد أرسلت إشعارًا بزيادة الإيجار عبر البريد الإلكتروني (المذكور في العقد) بما يتوافق مع الزيادة المنصوص عليها في مؤسسة التنظيم العقاري، مع الإشارة بوضوح إلى بنود التجديد في العقد (قبل 90 أيام).
يُعد هذا البريد الإلكتروني بمثابة إشعار يحدد مبلغ الإيجار في حالة التجديد - العقار المعني موجود في دبي.
ما أفهمه هو أن التواصل عبر البريد الإلكتروني صالح ولا توجد حاجة إلى إشعار موثق.

هل لمالك العقار زيادة الإيجار باستخدام تقييم دائرة الأراضي والأملاك بدلاً من مؤشر مؤسسة التنظيم العقاري؟
س: يحاول مالك العقار زيادة إلايجار بما يتجاوز مؤشر مؤسسة التنظيم العقاري، مستخدمًا تقييم دائرة الأراضي والأملاك كمعيار.
تسلسل الأحداث:
1. قبل 90 يومًا من تجديد عقدي، عرض عليّ المالك عقد إيجار جديد بزيادة 10% على إيجاري الحالي.
2. اعترضتُ على ذلك بمشاركة نتيجة مؤشر مؤسسة التنظيم العقاري، والتي أفادت بعدم وجود زيادة في قيمة الإيجار.
3. قرر المالك في هذه المرحلة إجراء تقييم إيجاري لدى دائرة الأراضي والأملاك.
4. يوم الجمعة الماضي، قبل 49 يومًا من انتهاء عقد إيجاري الحالي، أرسل المالك التقييم، والذي أظهر زيادة بنسبة 21% على الإيجار (أو بمعنى آخر، إيجاري الحالي أقل بنسبة 17.5% من هذا التقييم الحالي).
هل يحق للمالك فعل ذلك، وما الزيادة المسموح بها قانونًا في هذه الحالة؟

I purchased a tour voucher from a holiday agency in Dubai in 2023 worth AED 4239.00, but was not able to use it due to a visa problem.
I have constant email and communication through phone with them, and they informed me back then that my voucher will be available and has no expiration date that I can use anytime I want.
Now I wanted to use it, so I called them last Saturday, 31st May 2025, and they told me it has already expired due to the new policy.
Can I still claim and ask for my money back?

Landlord cashed my rent but won’t renew Ejari unless I accept a higher deposit. What should I do?
Hello,
I had a rental dispute case with my landlord. Based on the judgment, I paid the entire rent to the landlord, which the landlord has already cashed.
He is not issuing the Ejari because he wants to increase the security deposit by 10% every year, which I am not accepting. I have already given the 5% security deposit.
The landlord is not accepting it. He is forcing me to sign a new agreement, otherwise he will not renew the lease agreement.
Please let me know what I should do.

Cargo from Dubai to India arrived late and damaged. What should I do?
Hello,
I had sent a cargo from Dubai to India. I received the cargo late and with 35% damage. My TV, for which I had paid AED 1500 separately as cargo fees, was received after nearly 2 months in a completely damaged condition.
The cooking range was received after nearly 6 months and had superficial damage. They are not replying to my emails but are only responding through WhatsApp.
Could anyone please guide me?

Can an international supplier still sue me in 2025 for unpaid stock delivered in 2019?

I own and run a company. We received stock from an international supplier in 2019. However, we were unable to pay due to financial circumstances.
The supplier is now threatening to file a civil case in 2025.
Is there a limitation period within which they can still pursue this debt?
