Q: Hello, I recently bought a property in Dubai with the intention of moving in. However, there is a current tenant who was served an eviction notice by the previous landlord. The eviction notice is set to expire on June 8, 2023. I have asked the tenant when they plan to move out, but they are refusing and claiming that the eviction notice is void because there has been a change in ownership. My question is whether the tenant is correct and the eviction notice is no longer valid, or if it is still valid and the tenant should vacate the property by June 8.

Q: Hi, I am buying a property that is already rented and an eviction notice has been given by the existing owner in the last week of Jan 2023, where the tenancy contract is going to end in August. I am buying this property for my personal use, so in this regard, I have the following questions: 1. Once the property is transferred to my name (most likely by mid-March 2023), do I need to sign a new tenancy contract? And if yes, what will be the end date? Will it be 12 months from starting the new tenancy contract or August 2023 2. Do I also need to issue an eviction notice as a new owner or the previous eviction notice will be valid (issued by the previous owner)?

The provisions of this Law apply to real property leased out in the Emirate of Dubai, including vacant and agricultural lands, but excluding hotel establishments and real property provided by natural or legal persons as accommodation to their employees at no charge.

Provisions of this Law supersede articles (2), (3), (4), (9), (13), (14), (15), (25), (26), (29), and (36) of Law No. (26) of 2007 Regulating the Relationship between Landlords and Tenants in the Emirate of Dubai. 

This Decree determines the maximum percentage of rent increase for real property in the Emirate of Dubai when renewing lease contracts.
