س: مرحبًا سيدتي،
أخذت وكالة ليس لديها ترخيص للقيام بأعمال تأجير العقارات (لقد عرفت هذا اليوم) أموالي مقابل إقامتي لمدة ستة أشهر في شقة فندقية.
لم يوفروا لي الإقامة وبعد بذل الكثير من الجهود، تمكنت من استعادة جزءًا من أموالي.
لكن الوكالة ترفض دفع المبلغ المتبقي ولا تفتح مكتبها ولا ترد على مكالماتي (لقد حظرت رقم هاتفي ولا ترد على أي رقم جديد).
هل يمكنني رفع قضية في مركز فض المنازعات الإيجارية وأيضًا المطالبة بالتعويض عن كل المشاكل التي مررت بها أنا وعائلتي وكذلك الدفع مقابل النفقات التي تكبدتها؟
لقد حصلوا على مبلغ قيمته 2000 درهم نقدًا، وشيك قيمته 12500 درهم بتاريخ 2 مايو (الذي صرفوه) وشيك آخر قيمته 12500 درهم.
بعد أن اتصلت بهم الشرطة، أعادوا شيكي الثاني الذي لم يصرفوه و7000 درهم نقدًا. هناك مبلغ مستحق الدفع قيمته 7500 درهم مستحق الدفع لي.

Early termination of a lease without a proper tenancy agreement

Q: Hi,
A security deposit of AED 3,500 was paid to the landlord when I moved in and rental payment for each month was monthly. I moved out for personal reasons 4.5 months later and all rental payments were made for my time there.
At the time of viewing the room, it is being claimed that the landlord stated the minimum term was 6 months, which was never put in writing or was it ever confirmed I would lose my deposit even when I gave my 30 days notice. There is no contract or correspondence to confirm any of this.
The landlord lives in the property and is refusing to return any of my deposit. She is ignoring me now by blocking my number. I even offered her just over AED1,000 as a pro rata settlement as a goodwill gesture, but that is when she blocked me after she read it. I refused her 50/50 offer.
If filing a complaint can cost AED 2.5k-3k where do I stand it seems like a pointless exercise, I don't think RERA will look at it? Do I go to the police? I'd prefer to avoid this option.

Non-renewal of a rental contract because of disagreement and COVID-19

Q: Hi,
I hope everyone is staying safe. My rental contract is up for renewal 16 Apr 2020 and I wanted to know what my rights are in the current economic climate.
I have been negotiating with the landlord since the correct time (90 days) but have so far been unsuccessful in reaching an agreement that both sides are happy with.
Talks are still ongoing and I hope to find a resolution but I want to have a full understanding of what my rights are in the event no agreement can be reached.
If we do not renew, we also don't have the ability to view other homes or move due to coronavirus. Assuming no renewal is agreed by 16 Apr 2020, what happens?

س: السادة المحترمون،
تواصلت معي شركة الإدارة التي عينها مالك العقار بخصوص تجديد عقد الإيجار. أبلغتني إدارة المبنى (شفهيًا) أن الشقة محظورة لدى دائرة الأراضي والأملاك بدبي لأن المالك مُطالب برسوم خدمة معلقة.
تأكدت من الامر ووجدت الشقة محظورة لدى دائرة الأراضي والأملاك.
هل يجب أن أقدم شيكاتي الخاصة بالعقد الجديد قبل حل هذه المشكلة؟
هل سأتمكن من تسجيل عقد إيجاري بعد التجديد؟
ماذا يحدث إذا لم أُعط الشيكات حتى يتم حل المشكلة؟
هل هناك أي مشكلة قانونية بالنسبة لي؟
لا أريد المخاطرة بدفع الأموال ولا يُسجًّل العقد رسميًا في دائرة الأراضي والأملاك.

Blocked Ejari due to landlord's unpaid charges - How to renew the lease?

Q: Dear Sir/Madam,
I am unable to renew my Ejari because my apartment is blocked in the system. The landlord has not been paying service charges to the developer for some time, which is the reason for the blockage.
The landlord is in dispute with the developer and is unlikely to settle his dues anytime soon. Consequently, I cannot renew my Ejari until the landlord pays the service charges.
Is it possible to renew my Ejari without the landlord settling his dues?
Can the landlord increase my rent beyond the RERA rent increase cap, considering I do not have a renewed Ejari?
Can the landlord evict me without prior notice?
Please note that I had an Ejari from the previous year, but I cannot renew it this year.

لقد انتقلت للتو إلى شقة جديدة كمستأجر. تم التوقيع على عقد الإيجار من قبل جميع الأطراف (المالك وأنا)، وتم التوقيع على الشيكات وتقديمها (تم صرف الشيكات الأربعة الأولى).
لقد حاولت الحصول على إيجاري باستخدام تطبيق REST وموقع دائرة الأراضي والأملاك في دبي وشخصيًا في الأكشاك، ولكن تم رفضها/حظرها بسبب قضية قانونية بين المستأجر السابق والمالك السابق (انتقلت في اليوم الذي اشترى فيه المالك الجديد العقار).
يريد المالك الجديد طردي ويقول إنني يجب أن أغادر. بدون إيجاري، لم أتمكن من تسجيل عقد الإيجار، ولا يمكنني حتى الحصول على ديوا (يوجد حاليًا باسم المالك الجديد الذي يهدد بإغلاقه).
يقول المالك أنه نظرًا لعدم وجود إيجاري، فليس لدي حقوق ويجب أن أغادر.
هل يجب عليّ المغادرة كما يقول المؤجر؟ هل هناك مسار عمل يمكنني اتباعه؟

I received a termination letter from my company for restructuring. Is this considered arbitrary dismissal? 0
I received a termination letter from my company on January 31st, 2025, with a one-month notice period, stating my last working day as February 28th, 2025.
The reason given for the termination is "considering the current business scenario, the company has considered measures to reorganize the business."
Could this be considered arbitrary dismissal?
Am I entitled to any compensation or benefits from the company as a result of this termination?

Do I need to hire a lawyer if I found I have a marital case against me in the court? 0
By checking in Al Adheed, I have found there is a marital matter case against me in Dubai Courts. There is a hearing date for next week and the time mentioned in the case status with a link for an online hearing.
However, I have not received any message from Dubai courts regarding this by mail or phone. I have all contact details updated with EID. In this case, what should I do?
I don’t know what the case is about.
Should I hire a lawyer or I can attend the hearing by myself?

Can I request reopening a civil case if the judgment was in my absence due to sending notices to the wrong address? 0
Lawyers misunderstood my question. Please read carefully and then guide me.
Case Type: Civil Case
Claim amount: 400,000
Paid: 65,000
Reason: Commercial agreement of supply
Emirate: Ajman
This case was registered in 2022. The judgment was in my absence, as notices were sent to the wrong address.
I was sent to jail. I made a down payment, bailed, and paid some more amount as installments. The total paid amount is AED 65000.
Now, again, an arrest warrant is issued as I did not pay the remaining 335,000 of the claim.
According to me, I had to pay only this amount because the executioner made a wrong claim, not as per the genuine claim.
So I want to reopen the case file.
I want the court to reinvestigate and start the case from scratch.
1) How can I make that request?
2) What documents are required?
3) Chances of reopening of case?
4) Cancellation of arrest warrant
Please guide me in detail, as I will do everything myself, as I cannot afford a lawyer right now.

I booked a hotel stay for Eid through a travel agency and it was canceled two days before Eid. What to do? 0
I booked a hotel stay for Eid through a travel agency two weeks before Eid. The travel agency confirmed the booking on payment.
One day before Eid, the agency reached out, saying they had an issue with the supplier/hotel and the booking would be cancelled.
They offered alternative hotels that didn’t match the original property. I suggested some properties, and they couldn’t arrange them, or they asked for further payment, so I didn’t book anything through them.
What are my rights to a refund and compensation, as I had to book other arrangements separately at a significantly higher cost due to the last-minute prices?
It also caused significant emotional distress, less than 24 hours before the holiday. To which authority can a complaint be made in case of an unsatisfactory outcome?
Both the agency and the hotel are in Dubai.

How can I renew my Ejari if the landlord hasn’t signed the new contract? 0
Hi,
I have been here for 3 years now and paid the increased amount (as per the agreement) for the 4th year.
However, the landlord did not send me back the signed contract, although I have both made the payment for the full year via bank transfer and sent my signed contract to him.
I need to renew my Ejari; however, how can I do it without the landlord's signature?
I have all the previous contracts signed by both parties, along with the Ejari for those contracts.
