س: مرحبًا،
لقد اشتريت للتو فيلا في دبي، حيث أرسل المالك السابق إشعار إخلاء للمستأجر في أغسطس مع سبب نيته بيع العقار.
بناءً على إشعار الإخلاء هذا، قمت بشراء العقار، والآن قيل لي إنني بحاجة إلى تقديم إشعار إخلاء جديد للمستأجر مرة أخرى بوصفي مالكًا جديدًا.
إذا قمت بذلك، فسيحصل المستأجر على 12 شهرًا للإخلاء من تاريخ الإشعار الجديد. إذن ما فائدة إشعار الإخلاء القديم؟
كما أفهم، سيحتاج المالك الجديد إلى احترام جميع التزامات المالك القديم وفي هذه الحالة يجب أن يحق للمالك الجديد أيضًا الاستفادة من إرسال إشعار الإخلاء الذي أرسله رسله المالك القديم، أليس كذلك؟

قدم المالك إشعارًا بالإخلاء بعد مضي 3 أسابيع على التاريخ المناسب. هل يكون نافذًا؟

أعيش في شقة في دبي. ينص العقد على أن المالك يجب أن يعطيني إشعارًا مدته 90 يومًا إذا أراد أخذ الشقة.
رغم ذلك، اتصل بي وكيل العقار بعد مضي ثلاثة أسابيع من التاريخ المناسب وأخبرني أن المالك يريد استرداد الشقة للعيش فيها.
لست على دراية كبيرة بالقوانين هنا، ولكن هل يمكنني إجبار المالك على تجديد العقد لأنه اتصل بي بعد مضي ثلاثة أسابيع على التاريخ المناسب؟ أم أنه يحق له التذرع بهذا السبب متى شاء، وبالتالي تجاوز إشعار التسعين يومًا؟
كيف يمكنني التأكد من أن المالك يريد حقًا العيش في الشقة؟ لأنه بمجرد مغادرتي، يمكنه تأجيرها مرة أخرى بدون علمي.

Q: I recently bought an apartment with an existing tenant. The previous owner served the tenant an eviction notice via Dubai Courts.
By using this notice, can I evict the tenant or not?
The eviction period ends on September 2023 and the current contract ends on April 2023.
If I can evict the existing tenant, how should I prepare a new contract?
Is it enough to prepare a 5-month contract and refer to the eviction notice in additional terms?

Do I need to send a new eviction notice to the tenant if the previous owner sent him one?

Q: I bought a home in September 2022. The previous owner has given an eviction notice to the tenant in July 2022. The eviction notice mentions the date of 31st July 2023 for eviction.
After I bought it, I did not give any fresh notice to the tenant. There was a verbal agreement that the tenant will leave the place by 31st July 2023.
Now the tenant is mentioning that he believes a fresh notice needs to be given with another 12 months' notice.
I want to understand the below:
1) Do I need to give fresh notice of 12 months to my tenant?
2) Is the eviction notice sent by the previous owner still valid?

Q: I just happen to buy a property and sign the papers today. The property is occupied till 30 June as the tenancy also expires on the same day.
I was not informed by the previous owner that the tenants are going to renew the contract. They did not send an email to the previous owner of their intention to renew the contract.
I am a female, I have not renewed my old contract and have no place else to shift. Can I get the tenant to vacate and move to the property?
Please guide.

Q: Hello,
I am buying an apartment to live in. The only problem is that the apartment is currently rented, and the tenant's contract will end at the end of November. We talked with her, and she is willing to leave earlier.
The real estate agent just sent me the contract between the current owner and her, which states that: "The landlord has to submit 60 days' written notice prior to the end of the contract to the tenant to inform them of any changes in the rent or terms and conditions (including vacating notice) of the tenancy contract."
So, if I buy this apartment, will the rules stated in the contract between them apply to me as well?
In the draft of Contract F, we also wrote that upon the completion of the transfer, the seller undertakes to send a notice directly to the tenant, in accordance with Clause 4.3 of the tenancy agreement, providing a minimum of 60 days' notice.
Per Clause 4.3, the tenant is expected to agree to vacate the unit. Could this be enough?

Dear Lawyers,
I have a question regarding an immediate eviction petition to the Urgent Judge. The tenant did not return the apartment on 26 January 2025, despite a 12-month legal notice that ended on 25 January 2025.
The tenant rejected all gas and fire prevention maintenance for 12 months. Al-Fanar Gas submitted a report with the tenant's signature and refusal after the tenant broke the gas detector.
The apartment was sold, and the new owner gave the tenant 90 days' notice. The tenant refused to show the new owner the apartment and ran away, according to building management.
The tenant ignored the 12-month legal notice, did not return the apartment, broke the gas detector, and refused gas and fire detection system maintenance.
The deal will be voided if the new owner cannot enter the property promptly. Can I petition the Urgent Matters Judge for quick eviction based on the tenant's violations?

I am a partner in a trading license with two other individuals. Both of them were managing the business together as a cash-based operation without a bank account, while I was working elsewhere as an employee.
Now, one of the partners has passed away, and his parents are in conflict with the remaining partner, claiming he owes them money. However, the surviving partner insists that no money is owed and that everything is settled.
The license has now expired and cannot be renewed because the deceased partner’s family is not cooperating, leading to fines due to the inability to renew it.
Additionally, the remaining partner continues to conduct the same business, occasionally purchasing items under the company name.
As I am a low-salaried individual and cannot afford court fees, is there a way to remove myself from this situation, or are there any authorities who can assist me in this matter?
I am willing to help and provide whatever is required as evidence in this case.

I want to close my company (an LLC located in Sharjah) and leave. I have personal and company liabilities which I plan to settle before I leave.
