س: أنا مقيمة في إمارة دبي. أريد أن أسأل عن زوجي الذي أحضرني من دبي بصحبة ابني البالغ من العمر ثلاث سنوات عن طريق الاحتيال لقضاء إجازة في دولة باكستان في ديسمبر 2019.
لقد استولى بالقوة على جواز سفر الطفل ووثائق أخرى مثل التأشيرة الإماراتية وتركنا وحدنا في باكستان وهرب عائدًا إلى دولة الإمارات.
أنا أحمل تأشيرة عمل وابني يحمل تأشيرة بكفالة والده. أحتاج إلى العودة، لكن زوجي يحتفظ بجواز السفر معه في دبي وهو غير مستعد لإعادته لي.
أنا عالقة في باكستان وأحتاج إلى إحضار ابني إلى دولة الإمارات العربية المتحدة. كما يهددني في الوقت الحالي بأنه سيتخلص من جميع متعلقاتي الشخصية؛ ذهبي ومجوهراتي ووثائقي الهامة أثناء غيابي عن بيتي في دبي.
يريد أن يُطلقني في باكستان، لهذا السبب أجبرني على البقاء هنا حتى لا أتمكن من رفع قضية ضده للمطالبة بالحصول على النفقة ورعاية الطفل في دبي.
إذا عدت إلى دبي، هل يمكنني الحصول على مساعدة لاسترداد جواز سفر ابني منه وذلك لإحضاره إلى دولة الإمارات لأن الطفل لا يستطيع العيش بدون والدته؟

كيف يمكن تجديد جواز السفر في حالة وجود حكم قضائي؟
س: مرحبًا أيها المحامي،
لديّ العديد من قضايا الشرطة. حُكم علىّ في إحدى هذه القضايا بالسجن لمدة شهر. أما القضايا الأخرى صدر فيها حكمًا بدفع الغرامة. أحتاج إلى العثور على وظيفة، لكن لسوء الحظ فقدت جواز سفري أيضًا.
بالنسبة لي لتسوية كافة هذه القضايا، أحتاج أولاً إلى تجديد جواز سفري، لكن أثناء القيام بذلك، يجب عليّ الذهاب إلى مركز الشرطة والحصول على تقرير شرطة، لكنني أخشى أن يحتجزوني هناك ويرسلوني مباشرةً إلى السجن عندما يكتشفون أن لديّ قضية محكوم عليّ فيها.
ما هو أفضل شيء يمكنني القيام به؟

تقديم بطاقة هوية مزورة في نقطة تفتيش للشرطة
س: مرحبًا سيدي،
جاء أخي إلى إمارة دبي بموجب تأشيرة زيارة، لكنه فقد جواز سفره وبطاقة الهوية الخاصة به في مكان ما. أعطاه سائق بطاقة هوية لعرضها على الشرطة.
وأخبره أنه إذا أظهر بطاقة هوية السائق للشرطة، سيتركونه، وإلا سيتم ترحيله.
شعر بالخوف ولذلك قدم الهوية المزورة لنقطة تفتيش الشرطة دون علمه بالقوانين. ولكنه الآن في السجن ينتظر حكم المحكمة.
ماذا سيحدث حاليًا؟
عائلتي تعاني من أعباء كثيرة.

Dear Lawyers,
I signed a Form F with a buyer for the sale of my house as we were planning to leave the country. The contract was signed about a month ago, but the handover is not until August.
Due to personal circumstances changing, we are no longer leaving Dubai and would like to cancel Form F.
The Form F contract stipulates that we have to pay the buyer 10% of the purchase value. The real estate agent is now claiming that we also have to pay the buyer's real estate commission and the conveyancing fee.
Our understanding is that the 10% penalty is the only penalty. Which is correct, and what are the next steps to dispute this?
Also, is there any way to dispute the 10% itself under the law due to personal circumstances changing?

Tenant always late with payments, hasn't renewed contract. What to do?
Hello,
I have a tenant who is always late with their payment. Their renewal was supposed to be last December 2023.
Currently, they have not signed any new contract, provided any new cheques, and have stayed for three months from December until now without paying rent.
Additionally, I just discovered that they have sublet the apartment with partitions, which is clearly stated as not allowed in the old contract.
Please let me know what should I do legally!

Tenant received renewal notice, rejected proposed rent on renewal day. What next?
Hi,
We sent a renewal notice to our Dubai-based tenant 84 days before his contract renewal, with a 10% increase in rent.
The tenant neither agreed nor disagreed with the proposed rent and replied on the day of renewal that he wouldn't be paying the proposed rent.
Due to the argument, the landlord decided to reduce the rent, but the tenant has not yet renewed his contract. It has been 12 days since his contract expired.
Kindly suggest what could be done in this matter.

I purchased a tour voucher from a holiday agency in Dubai in 2023 worth AED 4239.00, but was not able to use it due to a visa problem.
I have constant email and communication through phone with them, and they informed me back then that my voucher will be available and has no expiration date that I can use anytime I want.
Now I wanted to use it, so I called them last Saturday, 31st May 2025, and they told me it has already expired due to the new policy.
Can I still claim and ask for my money back?

Landlord cashed my rent but won’t renew Ejari unless I accept a higher deposit. What should I do?
Hello,
I had a rental dispute case with my landlord. Based on the judgment, I paid the entire rent to the landlord, which the landlord has already cashed.
He is not issuing the Ejari because he wants to increase the security deposit by 10% every year, which I am not accepting. I have already given the 5% security deposit.
The landlord is not accepting it. He is forcing me to sign a new agreement, otherwise he will not renew the lease agreement.
Please let me know what I should do.

Cargo from Dubai to India arrived late and damaged. What should I do?
Hello,
I had sent a cargo from Dubai to India. I received the cargo late and with 35% damage. My TV, for which I had paid AED 1500 separately as cargo fees, was received after nearly 2 months in a completely damaged condition.
The cooking range was received after nearly 6 months and had superficial damage. They are not replying to my emails but are only responding through WhatsApp.
Could anyone please guide me?

I own and run a company. We received stock from an international supplier in 2019. However, we were unable to pay due to financial circumstances.

In 2018, I was involved in a dispute concerning unpaid rent related to a property managed by [-----] under the jurisdiction of the Land Department. [----] proceeded with legal action, resulting in a civil case and the imposition of a travel ban.
A civil case had been reported in an Arabic-language newspaper. Not being fluent in Arabic, I missed the Land Department hearing, and the obvious outcome included an order for payment and a travel ban, but I had already left the country by that time.

Statute of Limitations: After how many years does such a civil case expire under UAE law, thereby allowing me to legally return to Dubai without facing arrest or enforcement actions?
International Travel: Am I currently at risk of arrest or extradition if I travel to non-GCC countries like India or Pakistan?

How can my kids learn about their father's condition without contacting his family?
Good morning,
I have two kids. Their father is in critical care and is not able to communicate, and we have been divorced for more than seven years.
The other side of the family is not communicating with the kids about the father's whereabouts for them to visit him, and they have not been in touch with the kids for the past two weeks due to family issues that took place in court regarding guardianship of the kids.
How can I find a way for our kids to know what is going on with their father and his condition without reaching out to them, to avoid any further escalation?

My husband has been threatening that he will take my 2-year-old daughter to Pakistan and leave her there with his family.

I received a termination letter from my company for restructuring. Is this considered arbitrary dismissal?
I received a termination letter from my company on January 31st, 2025, with a one-month notice period, stating my last working day as February 28th, 2025.
The reason given for the termination is "considering the current business scenario, the company has considered measures to reorganize the business."
Could this be considered arbitrary dismissal?

By checking in Al Adheed, I have found there is a marital matter case against me in Dubai Courts. There is a hearing date for next week and the time mentioned in the case status with a link for an online hearing.
However, I have not received any message from Dubai courts regarding this by mail or phone. I have all contact details updated with EID. In this case, what should I do?
