Unable to contact my landlord: How do I move out and recover my deposit when the tenancy ends?

Hello,

I am a tenant in Shoreline, Palm Jumeirah.

I am currently trying to move out of the property where I have lived for the past two years. However, my landlord has become unreachable, and I have been unable to discuss the return of my security deposit or arrange the move-out process.

I provided the required non-renewal notice two months ago and have made several attempts to contact the landlord via both email and WhatsApp, but have received no response. My Ejari expired two days ago, and the community management has advised that they cannot issue a move-out permit without the landlord's involvement. As a result, I am unable to complete the move-out process or hand over the keys.

Could you please advise what steps I should take in this situation? Any guidance would be greatly appreciated.

However, if the landlord becomes unresponsive, this does not prevent you from legally completing the exit process.

In cases like yours, where the landlord is unreachable and the managing community is refusing to issue a move-out permit without landlord confirmation, the standard legal route is to proceed through the Rental Dispute Settlement Centre in Dubai.

Recommended legal steps:

  • Formal Notice & Evidence. Keep all records of your non-renewal notice, WhatsApp messages, emails, and any proof of attempts to contact the landlord. These will support your case.
  • Filing a Case with RDC. You may file a case with the Rental Dispute Settlement Centre requesting:
    • Authorization to vacate and complete handover without landlord attendance
    • Deposit recovery or consignment order
    • Official acknowledgment of tenancy termination
  • Judicial Deposit (Key Handover Protection). If the landlord remains unresponsive, you can legally deposit the keys and property access documents through the court mechanism or judicial deposit system. This protects you from any future claims of continued occupancy or rent liability.
