Changing the contract due to buyer's failure to pay the installment on time

Q: A property was bought in Dubai on an installment plan. Due to some problems, the purchaser has failed to pay the last 2 installments but intends to clear the payments. He has paid around 40% to 50% of the total amount, but now, the seller has sent him a notice that he is going to change the deed. Should the buyer step back considering that the seller is unreliable or should he move forward? What should be the step to address the notice they have sent?

Q: Dear Mam, Greetings! I would like to ask for your assistance with my situation. Our tenancy contract will end by today, April 30, 2020. I notified our landlord on April 1, 2020, that we will not renew the contract, as my husband lost his job and his employer didn`t renew his employment contract due to this current situation COVID-19. Now, that we will vacate the flat, the manager of the landlord will not issue us NOC due to they asking us to pay 2000 for the security deposit, but the contract has already finished. Q: Hi, I financed a car from a second-hand dealership in Sharjah. The car is a 2018 Mustang GT! They said the car was fine and had no accidents, it looked fine too. I took the deal and even had a new car screen put in through the dealer for AED 2000. The car has given me problems from the first month. Hazard lights would come on and kill the battery. The dealer told me to give the car to the garage, so they took the car and said a new screen is needed and they made me pay AED 1000 even though it was not my fault. I even paid to have the car delivered there but I paid out of the goodness of my heart. Next month it started dying randomly and would need jump-starts. Now it dies every day after a jump start. Now they are saying to me I need to pay for another fix! Please can someone tell me what to do? Is there any legal way they can take the car back and pay the bank back the money they took?

Q: I am looking for advice on serving a legal notice to one of the large malls in Dubai after I had an accident and fractured my ankle in 2 places. Inability to renew the tenancy contract and extending it for one month only

Q: Hello, Our contract for our villa expires this Thursday, 30th April. Due to the coronavirus lockdown, we had not been able to leave our home to view other villas until the lockdown got lifted on Friday, 24th April. This gives us only a week to view properties and move. We asked our landlord for up to a few more weeks here to give us a bit more time. In the meantime, I will let people see the villa and show them around whilst he also tries to find new tenants. He declined and said that we can stay for another month if we pay the same rent pro-rata for a month. We explained that we cannot afford that; it is the reason why we are moving to find a cheaper place. We offered 15,000 instead of 25,000 for one extra month and I will be happy for people to view whilst we are in it, but he also declined that offer. He has not shown any consideration for us, we find it difficult to move over the lockdown. What is our position if we stay a few weeks beyond our contract expiry date?

Q: I am a visitor to Dubai. I have an extradition case. I have signed a paper with the Dubai police that I will be on my own to go to Peru to resolve my issues with the authority there. I am on bail from 03 to 18 March and my case is already closed at the public prosecution.
