س: السلام عليكم ورحمة الله وبركاته، عملت بشركة للنقل والمقاولات بأبوظبي لمدة 14 عامًا. منذ سنة ونصف تركت العمل بسبب تأخُّر ست رواتب ورفعت قضية ضد الشركة وربحتها ووضعت الحكم في التنفيذ. حجزنا عليهم وحررنا طلبات ضبط وإحضار ولكن بدون فائدة. منذ حوالي ثلاثة أشهر حولت المحكمة القضايا إلى قضية جماعية لأكثر من 200 شخص وإلى الآن لم نستفد شيء. الحجوزات موجودة والشركة ذات مسؤولية محدودة وهي تعمل وتأتيها دفعات لكن للأسف الدفعات لا تنزل في حسابات الشركة المعروفة لدى المحكمة. انتهت إقامتي وأنا مخالف ولم أجد عمل منذ أكثر من سنة وضاقت الأحوال. كلما اتصلت بالمحكمة يخبروني أنهم نفذوا الإجراءات ولا توجد أموال في الملف التنفيذي. ماذا بعد كل هذا؟ نحن عالقون بالبلد والشركة لا تبالي! إلى متى الانتظار؟ وشكرًا!

I am paying every month on time but from the month of March 2022, the collection department is calling me and being rude to me. Q: Assalamu Alaikum, In 2019, I rented a studio in Al Ain for a short term with a fixed monthly rent payment. I was paying every month by 4 months. In the middle of the 4th month, due to problems with the owner of the studio, I informed him that I was moving out of his studio. Q: Dear sir/madam, If I have a Dubai labor court case against my company to get my pending dues, can I travel outside the UAE with an expired ID and expired visa? I have overstayed the grace period and my employer did not cancel my labor card and residency visa. The court hearing is going on and I am waiting for final judgment but now I have an emergency in my home country so please let me know the procedure for how I can travel to my country without cancellation.

How can the tenant make a settlement with the landlord for unpaid rent?

Q: Dear Sir, I haven`t paid rent to my landlord since Feb `21 till date. The contract expired on Nov `21. I have been staying since then without a contract. While my phone calls - were disconnected since Dec `21, I did not hear from the landlord via Whatsapp or e-mail as well. And I also did not contact him. Today the landlord came and said that the court people came 2 months ago, to check if I was there. However the building management say they never were asked by any people about my whereabouts. My landlord says he wants me to vacate within 2 days. Pending rent is for 13 months. 9 months of the contract period and four months of non-contract period. Today I paid him 25,000 and tomorrow we will draw up an agreement plan for the balance payment of AED 67,000. The landlord has AED 13,000 of my deposit with him. Can I request a 30 days eviction period from the landlord? As I have not gotten any formal notice as yet. I know i am still in the wrong. Please advise. Thank you
