Tenant is not agreeing to increased rent as per the RERA guideline. What to do?

Q: I bought a villa without viewing it on 30-12-2022. It was rented at AED 75,000/year (contract expiry 23-03-2022). The previous landlord served an eviction notice (Sale) in September 2021 to the tenant for 12 months. He also sent an email 90 days before the expiry of the tenancy agreement to the tenant informing him that "the rent increase will be as per RERA guidelines and by him or the new owner if he managed to sell the villa before March 23, 2022". Last week, the tenant sent an email requesting to renew the contract and then on WhatsApp chat he agreed to a rent renewal at AED 100,000. When I sent the tenancy contract to him on WhatsApp, his lawyer sent me a legal notice: 1. Forcing me to renew the contract with AED 75,000 and not as per the RERA increase which will be almost 95,000. The current market is AED 125,000 2. Not allowing me to inspect/view the villa and if I insist, then he will take legal action against me What should I do?

Q: My ex-employer is always finding excuses to pay our end-of-service gratuity. It`s almost six months now, and still, they are not committing. And every time I talk to the human resources manager he always moves dates for releasing my pay of settlement. I wanted to call the ministry of labor but on the other hand, in respect, I have not raised a complaint against them yet. I am also worried as I`ve already signed my cancellation and I need to join my new company to apply for my new visa. Is there any way or process through MOL? س: السلام عليكم، أرجو أن تصلكم هذه الرسالة وأنتم بأفضل حال! فُصلت من عملي السابق في عام 2019 بدون سابق إنذار مع وجود تأخُّر في دفع الرواتب (حوالي 5 أشهر) ورصيد إجازات (حوالي شهرين)، بالإضافة إلى مكافأة نهاية الخدمة وكافة الحقوق الأخرى التي لم أتحصل عليها مطلقًا مما دفعني لتقديم شكوى عمالية تحولت إلى قضية أمام المحكمة وصدر الحكم فيها لصالحي. بعد ذلك تم تسجيل القضية بالصيغة التنفيذية (في أواخر عام 2019) وحتى يومنا هذا لم أحصل على أي شيء وكلما حاولت السؤال عن القضية يتم إبلاغي بأن الإجراءات قيد التنفيذ. أرجو الإفادة بشأن وجود أي طلبات يمكن تقديمها أو أي إجراءات يمكن اتخاذها في سبيل الحصول على حقوقي؛ علمًا بأني أقدم طلبات استعجال بشكل دائم ولكن دون أي نتيجة حتى الآن. مع خالص الشكر والعرفان!

How to move legally against an abusive manager?

Q: Dear sir/madam, I joined a company in December. My manager was on leave for 2 months and returned back. Since he is back, he micromanages me and is verbally abusive, and shouts at me in the office and in front of others. He keeps threatening me that when my 6 months are up, he will fire me as I’m not performing according to him. I have documented/journaled every time he has been abusive and what he said. I have a daily tracker of my work and everything that I am working on. What are my legal rights? He is the marketing director of a larger group and I was hired as a dedicated resource to handle marketing for one of the larger entities.

Q: I am a Registered Nurse working in a plastic surgery clinic here in the UAE. I am on a limited-term contract and working for 14 months but the situation is not good between me and my employer. I would like to know if they can ban me in case I resign with a notice period.

Q: If we start the visa process with a company and then halfway through we decide to leave and go to another company, does the new company have to restart the visa process? Or will the old company be able to hand over our visa to the new company?
