Vacating a property before the agreed date by the tenant
Q: I have rented my villa to an Emirati person. The contract was from Nov 2019 to Nov 2020, but she vacated the villa on Feb 2020. As per the contract "If the tenant wishes to terminate the contract prior to the expiration, the tenant must give two months written notice to the landlord and the landlord will charge the tenant 2 months rent from the date of vacating the property as a penalty". I had a Cheque dated 28/02/2020 and a cheque of security deposit. I presented both but they are bounced. What is the next step? Kindly advice!

Objecting to a cancellation letter from DLD and claiming refund
Q: Hi, I have booked a studio with a developer. I have paid around 195000 AED. It was mentioned in their marketing details and pre-development that the project will be ready by MAY 2019. The project is still not completed, and only 50% has been done as per DLD. The developer has always been asking for money, but how can we trust them when progress has been slow! Today, I received a letter from DLD on cancellation. Now how can I proceed to object and get the paid amount? I was reading somewhere that if a project is below 60% progress, we can get a refund? Please guide! Thanks

Possibility of filing multiple cases for the same bounced cheque
Q: I was issued a travel ban due to non-payment of my loan when I lost my job. I was able to clear the ban after paying the fine in Dubai Courts. The collector called me and said that they will file another travel ban in a different emirate if I didn`t settle my debt. Is this possible? Can the cheque be used multiple times to file another ban? And if I have a travel ban in Abu Dhabi, wouldn`t I be able to travel even if I am in Dubai?

Settling a bank loan case to travel outside the country
Q: Hello good Sir and Ma`am, We have a police case and a travel ban. Is there any way to lift the travel ban so we can travel home and return back with my family? What is the best possible way/solution ease at least? I also want a loan from the main bank for the same bank put a low credit score for us to get money. We are in a tight position to settle. The right procedure upon defaulting on a loan
Q: The bank has already filed a criminal case against my security check that they asked me to sign prior to taking the personal loan (after defaulting two EMI`s payments, because I resigned from my job and currently still unemployed). My outstanding loan is AED 58,303. I have already paid them around AED 65K, and the amount they wrote on the check is AED 124K. الطريقة الأنسب لمقاضاة شخص مسجون في إمارة أخرى

Q: Hi, I am working on a 2-year limited contract in an LLC company, Abu Dhabi as a vehicle sales executive. Now I have completed nineteen months in this company and my employer has given me a warning letter based on performance.
