Q: Hello,
I would like to serve a vacating notice to my tenant, as I am selling the property.
Is there any way to serve a notice shorter than 12 months?
What is the process, and what is the normal cost involved?

After buying a property, what is the process for handover in case a tenant is occupying it?

0
Q: Hello
After the sale of the property, what is the process for handover in case a tenant is occupying or a landlord is occupying?
How is the handover with the landlord done?
What if the transfer is done but no key was handed over by the owner, how much compensation can be expected due to delay or lack of key handover?
Thanks

I bought a property and served an eviction notice. Can the tenant refuse to leave on time?

1
Q: I bought my first UAE property in October in Springs for myself and my partner as a family home. The property has a tenant but a 12-month notice had been served to him to leave in February (the notice reason said for renovation).
He had told the old owner and the estate agent he would be open to even leaving earlier. As soon as the sale went through, he went silent.
I have messaged to ask for access to the house so I can get a building quote for the works for me to renovate once he moves out which he ignored and has ignored any attempt I have had to call him.
Yesterday he filed a Rental Dispute claim against me to extend his lease for another year which is really confusing.
I cannot afford to pay the mortgage for the property and live elsewhere. I only bought the house knowing a notice had been served and he was leaving so I could move in myself to start my family.

I received a notice from Dubai Court’s Amicable Settlement. Can I negotiate the payment terms? 0
Hello,
I received a notice from the Amicable Settlement Department at Dubai Court regarding a financial amount I need to pay to an individual who lent me the amount.
I’m willing to pay it back; however, I am negotiating the payment terms. I have two questions:
1. What is the procedure of the Amicable Settlement Department, as I only received a notification without any other information?
2. Will I be able to negotiate a settlement, and how?
Please advise.
Thank you!

A travel agent promised us a guaranteed visit visa to Canada and failed to obtain or return our money. What to do? 0
My friend and I gave 31500 dhs to a lady in Dubai who is also a Canadian citizen. She approached us as a travel agent for a Canadian visit visa and a fake appointment letter for a job, too.
She said if we do not get a visit visa, then she will return the whole amount. It has been two years, and she has not given us the money back.
She is in Dubai and making excuses. Our whole conversation is in WhatsApp messages about money, too; we have those offer letters, too.
Please, I need good advice, how to get our money back?
I work in a big company as a sales assistant.

Visa cancelled, salary unpaid. How to check if my UAE employer filed absconding? 0
Hello,
My visa has automatically been closed since I’m outside the UAE. But my company didn’t pay me the final month’s salary and settlement.
I submitted my resignation from outside the UAE, as the company suggested I take a leave instead when I resigned from there.
Now I filed a complaint through MOHRE customer service for the salary, but the response was that they couldn’t find any issue. I’m not sure how the company cancelled my visa without clearing the payment.
How can I check if they have filed an absconding case?
